智慧化在公寓大廈物業設施管理之應用

Application of Intelligent Design in the Facilities Management of Apartment Building

摘要


公寓大廈智慧化管理的應用係分別由BA的設備系統及管理服務的物業設施管理系統(平台)所共同構成;設備系統的智慧化包括各項單獨設備的智慧化程度及各設備系統間的整合程度兩個構面;本研究彙整當前實務應用的智慧化設備系統類別計17項,及物業設施管理系統功能計16項以詮釋其範疇及概念;經透過問卷調查及案例分析,獲得智慧化設備系統及物業設施管理平台導入應用的認知狀況、類別結構及排序、設備系統的功能及建置時程、管理維護方式及管理人員責任、建置成本及維運費用、使用效益、使用狀況及使用滿意度等現況分析;另研析既有公寓大廈社區導入智慧化管理的問題及困難,導入應用需求與考慮因素外。專題探討分析新建及既有(包括規模小、老舊或無管理組織)的公寓大廈社區智慧化應用實務課題,研提智慧化管理模式的應用及改善策略建議。

The smart management systems in the apartment buildings are made up of BA equipment systems and the real estate facility management platform. Intelligent design of equipment systems includes two domains, the intelligence of various items and the level of integration between the equipment. This study divides the smart equipment systems into 17 categories, and divided the functions of real estate facility management system into 16 dimensions. Via surveys by questionnaire and case studies. they includes: awareness of category structure and sequence of this facility management platform, awareness of the functions of equipment system and implementation schedule, management and maintenance methods and administrator responsibilities, implementation costs and maintenance expenses, as well as the benefits, status, and satisfaction of this intelligent systems. In addition, the problems, difficulties faced, and factors considered when introducing smart management into the apartment buildings in existing communities are reviewed. Strategic improvement recommendations and smart management models for new and existing communities of apartment buildings are presented in this study.
