摘要

都市更新為近年來非常熱門的話題，在都市更新發展的過程中，隨著土地資源日益減少下，有些工程因舊有建物存在，必須在改建前將舊有地下室及基礎結構拆除，拆除過程中各環節，如設計、規畫、施工…等等，均可能會造成周邊地面沉陷及鄰房受損，甚至導致施工災變。
本研究期望藉由施工案例探討，將施工過程及經驗完整記錄，提供未來相關工程於規畫及施工中可參考，針對此類都更案例提供鄰房保護措施、安全監測配置、假設工程規畫、深導溝施工、連續壁及開挖、逆打施工等，依據現有案例施工過程經驗提出建議，俾使此類案例之施工技術趨於成熟，讓施工中不確定因子降到最低，達到安全施工、順利改建目的。

Urban redevelopment is a very popular topic in recent years. The land resources which are available become less and less. During the process of urban redevelopment, the old buildings need to be demolished its' basement and foundation before reconstruction, It is possible to make the ground cave in, damage adjacent properties, and even cause disasters in the procedures of demolition, such as designing, planning and constructing...etc. It might cause the settlement and damage of the neighbor, even cause the disaster of construction.
This research uses case-study by recording the progress of construction and completely experience, and can be referenced by planning construction and under construction. We make some suggestions according to these cases and focus on protecing adjacent properties, safety monitoring system, planning temporary construction, constructing deep trench, retaining wall and inverse method. So that, we will decrease the risk factors to reach the goals of constructing safely and well reconstruction.
