A Case Study on the Profitability of Taiwan’s Plant Factory

Many researches has been proven that plant factory is technology feasible, but for the economic feasibility analysis, there are very few studies. This dissertation is based on Unifresh case study to evaluate whether only selling fresh lettuce can be economic feasible. The economic feasibility in general is using net present value to evaluate, but due to business confidential, revenue and future plan of sales are unable to be obtained. Thus, the study uses shutdown point to compare with consumer’s willingness to pay as an indicator to as a minimum requirement to determine economic feasibility. The shutdown point of Unifresh for 150gram of leafy lettuce is 70.47 NTD, but the consumer’s willingness to pay is 27.47 NTD. The shutdown point is much higher than consumer’s willingness to pay, so it is not economic feasible to just selling fresh vegetable. Meanwhile Unifresh also has food process, to turn vegetable into enzyme, facial mask, and salad. The value-added is 930 NTD, 889 NTD, and 98 NTD respectively. The profit to cost ratio is 147%, 223%, and 50% respectively. Enzyme has higher value-added number, but facial masks has higher profit to cost ratio. Therefore, it should invest more on facial mask to get more profit back.
