BIM資料移轉至Archibus之流程探討－以大龍峒公營住宅空間管理為例
Discussing the Process of Transferring BIM Data into Archibus-Simulation by Space Management of DaLongDong Pubilc Housing
摘要
臺北市政府推動建置「BIM生命週期營運管理平台」，希望未來以BIM來傳遞建築資訊，達成各團隊之間的交付作業，然而在竣工點交後，物業管理公司取得營建團隊所交付的竣工BIM模型，卻因為沒有有效連結物業管理系統的方法，造成操作上的困擾。本研究的目的在探討BIM資料移轉至Archibus的流程。本研究以Archibus作為物業管理系統CMMS的代表，並以台北市大龍洞公營住宅為例，僅針對其Archibus中的「空間管理」模組部分，透過模擬測試的方式，探討BIM資料移轉至Archibus的5個步驟：1.BIM轉出IFC；2.IFC轉出COBie；3.COBie轉換成Archibus表單；4.補足Archibus表單缺少的資料並調整成Archibus接受的字元；5.將Archibus表單匯入Archibus並與幾何資訊做連結。此流程的特點為「使用開放式資源」、「使用國際標準COBie」、「方法簡單，技術門檻低」。成功移轉之資料包含「名稱」、「面積」與「用途或描述」；缺乏的資料主要是「地理資訊」、「代碼」、「部分空間屬性」。建議台灣應建立自己的資料移轉標準、未使用CMMS的團隊可以透過COBie是MS Excel檔案的特性進行操作。

Taipei City Government is promoting a policy about ＂BIM Lifecycle Operations and Management Platform＂. The government hopes that every professional team in each building lifecycle phase could deliver building information through BIM model. However, FM teams do not know how to use this BIM model to support their management. This paper is discussing the process to transfer BIM data into Archibus system in 5 steps: 1. Transferring BIM to IFC; 2. Transferring IFC to COBie; 3. Transferring COBie to the sheets of Archibus; 4. Adding the lack of data in the sheets of Archibus, and adjusting the character into Archibus compatible format; 5. Transferring the sheets of Archibus in Archibus, and operating the connection between geometric data and non-geometric data. Archibus is a representative of CMMS, and it's ＂Space Planning and Management＂ is used as a simulation of BIM translations process. In the result, this process successfully transfers name, area, and description data to Archibus, but geography, code and a part of attribute data is failed. In the end, two ideas is proposed: one is about the local BIM translation standard for Taiwan market, the other is exporting MS Excel files from BIM model for facility management teams who do not have CMMS.
