社區財務收入及支出的計算方式之探討

摘要


本研究為「小基地高單價案場物業服務模式之研究」的前期研究。根據內政部不動產資訊平台最新資料顯示,民國111年第4季台北市房屋稅籍住宅約90.3萬宅,其中屋齡逾30年的老屋高達64.8萬宅,占比超過70%。全市整體平均屋齡近37年,因此近年台北市積極推動老屋更新,以改善住宅高齡化問題。由於老屋整合時間成本與金錢成本高,開發商大多會選擇整合效益較佳區段投入,因此房價高的區段,老屋重建案件數較高。危老更新由於沒有最小面積限制,目前北市核准案件中,就有251件面積不到100坪,最小的一塊位在士林區福壽街,面積僅約20坪。根據住展雜誌統計,危老條例上路至今,北市有160多個危老案公開銷售,其中37個建案基地面積不到100坪,「迷你基地」建案比重達23%。如何提供小基地高單價案場物業服務模式成為重要且急待解決的問題。本研究將小基地高單價案場財務的收入與支出首先依據是否是為每月/每期固定項目加以分類,另外在支出部分在依據是否為必要性再加以分類。本研究分析每一項收入及支出項目的費用計算方式,在管理費已知限制下選擇物業管理服務內容,或是選擇物業管理服務內容,再反推社區每坪管理費的價格,期望能找出小基地高單價案場物業服務模式。

This research is the preliminary research of "Study on the Real Estate Service Mode of Small Base and High Unit Price". According to the latest data from the real estate information platform of the Ministry of the Interior, in the fourth quarter of 2011, there were about 903,000 residential buildings with tax registration in Taipei City, of which 648,000 were old houses over 30 years old, accounting for more than 70%. The overall average age of houses in the city is nearly 37 years. Therefore, in recent years, Taipei City has actively promoted the renewal of old houses to improve the problem of aging housing. Due to the high time and money costs of old house integration, most developers will choose to invest in areas with better integration benefits. Therefore, areas with high housing prices have a higher number of old house reconstruction cases. Since there is no minimum size limit for the renewal of dangerous old people, among the approved cases in Beishi, there are 251 cases with an area of less than 100 pings. The smallest one is located in Fushou Street, Shilin District, with an area of only about 20 pings. According to the statistics of Housing Exhibition Magazine, since the implementation of the regulations for the elderly, there have been more than 160 projects for public sale in Beishi. Among them, 37 construction sites have an area of less than 100 pings, and the proportion of construction projects in "mini bases" has reached 23%. How to provide a small-base high-unit-price real estate service model has become an important and urgent problem to be solved. In this study, the income and expenditure of small base high unit price case field finance are firstly classified according to whether it is a monthly/period fixed item, and in the expenditure part, it is classified according to whether it is necessary. This study analyzes the cost calculation method of each income and expenditure item, selects the content of property management services under the known constraints of management fees, or chooses the content of property management services, and then deduces the price of community management fees per ping, hoping to find Develop a small base high unit price real estate service model.
