集合住宅單元平面配置優化設計

Optimized Design for Flat Configuration of Clustered Residential Units

摘要


房屋是承載生活的容器,現代社會中,住宅人口結構逐漸由二代或三代同堂轉變為小家庭,因此室內設計規劃也需因應需求而有所調整。集合住宅於規劃格局時,因考慮其建築結構、公設比率等因素,而忽略單一戶型的使用需求。因此,在購屋後,屋主往往需要透過室內設計來調整格局,以符合實際需求。據內政部統計資料可知,台灣房屋商品以3房2廳2衛、3房2廳1衛之格局為主力產品,本研究以三件3房2廳2衛、3房2廳1衛之為案例,分析原始格局與優化設計重點,並提出調整建議。研究結果顯示,建商格局與室內設計規劃之間存在一定的差異,主要體現在以下幾個方面:空間利用、空間配置、空間機能。期望研究結果可作為建商在規劃格局時的參考,並協助屋主在購屋後進行格局調整。

A house is a container for life. In modern society, the demographic structure of a house is gradually changing from two or three generations living together to a small family, so the interior design and planning need to be adjusted according to the demand. When planning the layout of a group of houses, factors such as the building structure and the ratio of public facilities are taken into consideration, and the usage needs of a single-type household are neglected. Therefore, after purchasing a home, homeowners often need to adjust the layout through interior design to meet actual needs. According to the statistics of the Ministry of the Interior, Taiwan's housing market is dominated by 3-bedroom, 2-door models. This study takes three 3-bedroom, 2-door, 2-satellite, and 3-bedroom, 2-door, and 1-satellite models as case studies, analyses the original model and the focuses of the optimised design, and proposes the adjustments. The results of the study show that there are some differences between the builder's layout and the interior design planning, mainly in the following aspects: space utilisation, space configuration, and space functionality. It is hoped that the results of the study can be used as a reference for builders when planning the layout and help homeowners to adjust the layout after purchase.
