房產活化做為退休養老規劃-以個案為例

摘要


我國已邁入「高齡社會」,現今社會正面臨人口加速老化及少子化的衝擊, 對於退休金養老規劃的需求將會日趨提升,故本研究主要探討以房養老及房產 活化規劃退休養老金案例分析,來進一步探討銀髮族退休金來源。 本研究收集選擇三個有共同特性背景個案客戶分別為北、中、南區各擁有房 產,身份皆為 60 歲退休族群,有退休金規劃之需求,以「以房養老資產活化」 做為退休金規劃為主題。提出四項建議方案分別為「逆向抵押貸款」、「房產 賣出投保利率變動型年金商品」、「一般房貸搭配投資型商品」、「留房養老」 來探討是否可滿足退休族群退休之生活所需。 研究結論顯示,「一般房貸搭配投資型商品」透過個案分析過去績效研究 結果,由每月配息金額扣除房貸利息後之餘額,確實有較多餘之資金可做為每 月退休金,但仍需考量瞭解理財產品本身架構及風險; 「逆向抵押貸款」雖然 每月也有生活費可領取,但醫療科技發達之下,承作人長壽時無剩餘價值可支 應長壽之生活問題;「房產賣出投保利率變動型年金商品」每月亦有生活費可 領取,但退休者要另覓合適的養老住所及承作前 10 年僅能使用預留之退休老 本問題;「留房養老」目前僅能提供都會型地區(雙北市)每月生活費,但相關 成本高(修繕費、金錢信託及不動產信託費用),仍待評估後續辦理之可能性或 其他符合退休族群需求之創新商品。
