土地投資關鍵因素探討-以乙種工業用地為例

摘要


乙種工業用地是臺灣工業用地中使用最為廣泛的類型,其投資價值和經濟地位舉足輕重。然而,過去學界對其研究相對較少,未深入探討其投資決策的關鍵影響因素。透過文獻回顧和專家訪談,本研究歸納出三大主要準則:財務因素、土地因素和感知因素。財務因素包括價格、貸款利率和貸款成數;土地因素涵蓋區位、地形、交通和法規限制;感知因素包含宗教信仰和親友支持。 本研究採用德爾菲法和層級分析法,對上述主準則及其九項次準則進行深入分析。結果顯示,投資乙種工業用地的四大關鍵因素依序為價格、交通、貸款利率和貸款成數,其中有三項為財務因素,顯示財務因素是投資者購買乙種工業用地的首要考量。土地因素中,交通和法規限制的重要性較高,區位和地形則相對次要。感知因素中,親友支持的影響力大於宗教信仰,但在整體投資決策中的影響力較小。 本文依據研究結果,提出對投資者和政府的實務建議。投資者應綜合考量各關鍵因素的重要性,全面評估投資標的具備的關鍵因素;政府應改善乙種工業用地周邊基礎設施,並提供更多優惠政策,以吸引企業投資。

Type B industrial land is the most widely used type of industrial land in Taiwan, and its investment value and economic status are of great importance. However, there has been relatively little research on it in the academic community in the past, and the key influencing factors of its investment decisions have not been explored in depth. Through literature review and expert interviews, this study summarized three main criteria: financial factors, land factors and perceptual factors. Financial factors include price, loan interest rate, and loan percentage; land factors include location, topography, transportation, and regulatory restrictions; and perceptual factors include religious beliefs and support from relatives and friends. This study uses the Delphi method and the hierarchical analysis method to conduct an in-depth analysis of the above-mentioned main criteria and its nine sub-criteria. The results show that the four key factors for investing in Type B industrial land are, in order, price, transportation, loan interest rate and loan percentage. Three of them are financial factors, indicating that financial factors are the primary consideration for investors when purchasing Type B industrial land. Among land factors, transportation and regulatory restrictions are of higher importance, while location and topography are relatively less important. Among perceived factors, support from family and friends is more influential than religious belief, but has less influence on overall investment decisions. Based on the research results, this article puts forward practical suggestions for investors and governments. Investors should comprehensively consider the importance of each key factor and comprehensively evaluate the key factors of the investment target; the government should improve the infrastructure surrounding Class B industrial land and provide more preferential policies to attract corporate investment.
