高級住宅,又泛稱豪宅,其商品係與個人階級是可以結合的概念,並認為個人的消費能力是取決於個人階級能力,故之所以購買何種住宅的種類取決於個人的能力,同時會因時空背景、經濟結構等諸多因素而有時代上之多變定義,本研究為瞭解私人保全對豪宅物業管理經營之提升,經由質性研究方法編製專家問卷訪談,且選定以雙北地區高級住宅為例,就高級住宅物業管理之維護保養、生活服務及疫情及天然災害(SOP)之相對應作法特徵,並分別就以下構面提供建議:一、維護保養(構面A):強化協助社區簽訂維護廠商之合約、監督附屬設施、維護社區的消防設備及提供非例行性工程。二、生活服務(構面B):加強提供生活產品、生活服務等資訊及代辦與諮詢服務,提升建築物及生活品質。三、疫情及天然災害(構面C):配合政府法令預先布局疫情及災害預防作業規劃、演練及制定相關防救作業程序。
High-end residences, also known as luxury residences. This real estate commodity is a concept that can be combined with the personal class. The ability to consume this commodity is thought to depend on the class ability of the individual. Therefore, what kind of home to buy depends on the ability of the individual. At the same time, this will also have variable definitions in the times due to factors such as time and space background, economic structure and so on. The purpose of this study is to understand how private security can contribute to the operational effectiveness of luxury property management. Therefore, this paper compiles expert questionnaire interviews through qualitative research methods, and selects high-end residential buildings in Taipei and New Taipei City as examples. The following suggestions are provided for the maintenance, living services, and prevention of epidemics and natural disasters in senior residential property management: 1. Maintenance (Aspect A): Strengthen and assist the community to sign contracts for maintenance manufacturers, supervise auxiliary facilities, maintain community fire-fighting equipment and provide non-routine projects. 2. Living Services (Aspect B): Strengthen the provision of information on living products and living services, as well as agency and consulting services, so as to improve the quality of buildings and life. 3. Epidemic and natural disasters (Aspect C): Coordinate with government decrees to pre-arrange epidemic and disaster prevention planning, drills, and formulate prevention and rescue procedures.
