台灣住宅建築給水配管的使用年限之研究-以台北市六棟建築為例

Study on Lifetime of Water Supply Plumbing in Taiwan Apartment Houses-Case Study of Six Examples in Taipei

摘要


現代化的生活中,用水設備與每一個人的日常生活關係密切,也是接觸最頻繁的環境設施之一,目前國內住宅給水系統之管線大多為埋管式,因此初期的劣化及腐蝕不易得知,無法採取適當之因應對策,因而經常衍生出漏水、水質汙染等影響生活品質的相關問題。本研究係針對國內住宅建築用水設備中,給水配管系統之使用年限及配管劣化之課題來探討,一方面取得更新裝修施工中之住宅配管樣本,並利用超音波側厚儀及視頻導視境,檢測既有建築中給水配管的腐蝕程度及劣化情形。另一方面,以較廣泛之問卷調查,對大台北地區住宅用水設備現況進行瞭解。從配管取樣診斷級劣化推估中發現,給水配管表面隨著使用時間會發生加速銹蝕劣化現象,現況調查亦顯示建築使用年限約於15至20年間,使用者進行更新的頻率最高,配管的銹腫現象也於此期間後趨於嚴重,此現象與日本文獻資料之法定耐用年限建議大致吻合。另外,給水配管的使用年限一不同類型的住宅建築或使用者特性也會有所差異,根據現況調查結果顯示,以配管更新之頻度及比例來比較,大致上透天式建築的配管使用年限較公寓式建築使用年限有顯著差異,顯示更新需求的產生或給水配管劣化情形,與使用者或建築類型特性有相當程度之關連。

The water supply equipment is one of the major issues in building. A general observation indicates that most apartment houses still cover up the plumbing system during construction in Taiwan. Therefore, as the building is finished, plumbing for maintenance or repair of will be troublesome and there will be no way to deal with failures or blocks of the plumbing system. This paper focuses on the issues of senility diagnosis and lifetime of water supply plumbing in apartment houses. At first, we investigated the circumstance of plumbing system in exiting building. On the other hand, we took six cases of piping samples from exiting apartment houses for detail senility diagnosis. Senility diagnosis devices include the ultrasonic thickness gauge and video probe. According to existing documents, the durability span of galvanized pipe is about 15-20 years, which closely agrees with the result of this survey. Furthermore, owing to the result of our research, we used 15-20 years as suggested usage life span for building piping systems and the distinct stage base. We also found that the types of apartment houses and character of user could effects the lifetime of the water supply plumbing.
