本研究以社會交換理論內涵為主軸,建構休閒農業區關鍵成功因素;運用質性研究法訪談對象為15位產、官、學專家,再利用內容分析法及三角檢核法進行信效度檢測。根據實證研究結果與分析整理出15項關鍵成功因素,並從中發現,休閒農業區中「人」的互動可以改變組織的溝通、信任、承諾進而影響到組織的發展,然而區內業者該如何找到自身定位,領導者是關鍵的角色,因此,本研究建議經營休閒農業區需一位清廉公正的領導者,鼓勵休閒農業區業者參與公共事務,降低業者自掃門前雪的問題,增加多方溝通互動機會、減少思想差距,即能增加組織凝聚力,間接建立信任感,進而形成雙方的承諾,亦可與學術單位合作,為休閒農業區帶來年輕一代新思維,創造新的發展面向。
The group executed the University Social Responsibility Project and contacted the Shi Nan Leisure Agricultural Area in Tainan, Taiwan. Through the execution of the project, the group understood the development history of this leisure agricultural area and prompted the establishment of a set of key success factors for development. This research takes the social exchange theory connotation as the main axis to construct the key success factors in the leisure agricultural area; the qualitative interview method was used to interview fifteen experts in industry, official, and university, then content analysis was used to test the reliability and validity. This study concludes that the interaction of "human" in leisure agricultural areas can change the communication, trust, and commitment of the organization and thus affect the development of the organization. However, how to find their own positioning in the region, the leader is the key role. This study suggests that the management of leisure agricultural areas requires a fair and honest leader, encourages industry in leisure agricultural areas to participate in public affairs, reduces the problem of never-mind the others situation and ideological gaps, increases multi-channel interaction opportunities, which increases organizational cohesion. Indirectly build trust, and then form a commitment from both sides. It can also work with academic institutions to bring young generations of new thinking to leisure agricultural area and create new development orientations.
