台灣近年來高層大樓在都市中急遽成長,使得集合型住宅大樓出現高度私人與公用交互混合的情形;而隨著建築物高層化與複雜化之發展,建築物設施與機能也相對的日趨複雜,此種發展趨勢使得集合住宅管理維護的困難度與重要性亦相對的提高。本研究主要係研究建構一套評估物業管理公司執行集合住宅社區的服務品質成效的管理系統。研究係經由實地的社區訪談,並就社區執行層面進行分析探討,再藉由運用修正式德爾菲法與層級分析法之研議,進而建立一套「物業管理績效評估系統」,透過本系統整合的住戶監督機制以及社區管委會可於系統後端隨時查詢,藉此可以促使社區全體使用者快速的和物業管理公司溝通,進而提供更完善的物業服務。
Due to the recent growth of high-rise buildings in the city, the boundaries between private and public properties is quickly blurring; particularly in multi-unit residential buildings, building facilities and functions are becoming increasingly complex. Such trends of increasingly complexity also raised the degree of difficulty and the importance of housing management and maintenance. This study mainly discusses how property management companies can improve the quality of their services in residential communities. Research was conducted via field studies and interviews at the targeted locations, and revolved around the household as the primary subject to be analyzed and discussed in-depth. To establish a set of "property management system of performance evaluation", then through the integration of the resident oversight mechanisms and the community administrative committee of this system are available at the rear of the system at any time query, this will help the community and property management companies of all the users to quickly communicate and provide better service.
