在 建築物的維護管理上,因多數維護診斷紀錄缺乏一致性與非結構化問題,除導致歷史維護資訊缺乏參考價值外,未能透過行動化裝置掌握即時、簡要且有價值的資訊來進行診斷與決策管理,也是物業管理者目前經常面臨的一項主要作業困擾。本研究透過掌握台積電公共設施服務部(TSMC-PUSD)現地作業之實務應用需求,將行動裝置與建築物病歷概念和建築物維護管理流程進行結合,並研發出貼近建築物管理者現場作業情境使用的行動化智慧設施診斷系統(Mobile and Intellectual Facility DiagnosisSystem, MIFDS)。在MIFDS的輔助下,可發揮行動裝置使用便利性的協助特色,以重要的參考資訊輔助工程師現場作業的診斷及處置決策、解決過去現場資料存取不易且受時域和地域限制的問題、縮短作業流程時間、加速診斷流程、提升作業品質及效率等。
In the building maintenance and management, most historical maintenance records are often inconsistent or contain non-structured information. Thus, historical maintenance information lacks reference value. Currently, there are no mobile devices available for the control and understanding of prompt, concise, and valuable information for diagnostics and decision-making management. This is a major operational difficulty commonly encountered in current property management. This study found out the needs of TSMC-PUSD on work site, and use the mobile devices to develop a mobile and intellectual facility diagnosis system (MIFDS) that integrates the concept of Building Medicine into diagnostic management. The MIFDS enables property management engineers to instantly access valuable historical maintenance cases to solve the problems in the past. It also helps engineers in cutting on-site data access time, removing geographical restrictions, shortening the time of work processes, accelerate the diagnosis process, and improve the quality and efficiency of operations.
