摘要

隨著都市發展，集合住宅成為常見的生活住宅種類，其集合住宅公共空間成為住戶們越來越重視的品質。多元化的公設內容，滿足購屋者對居家環境的需求。未來發展新的住宅型式為集合住宅，而也隨著這種住宅，有了公共空間的部分，主要為它可以增加許多住戶的共用設施。本研究透過案例調查住戶對設施滿意度問卷調查，以了解到住戶對於設施的使用頻率，進而探討建構集合住宅與其公共設施內容規畫，與管理模式間合理的類型對應關係。本研究藉由探討集合住宅公共空間適宜性來達成以下目的：（1）.公共設施之需求及經營管理之探討。（2）.公共空間及公共設施配置適宜性之探討。（3）.公共空間與使用頻率之關係探討及改善建議。本研究由調查資料與案例，就以台中某一集合住宅之非法定公共空間彙整分析與Time Study分析驗證（1）.現有公共空間之適宜性，提供建設公司在未來規劃設計時參考。（2）.提供購屋者理性思考，未來住屋之需求及在未來設施維護之可行性。（3）.提供住戶在經營管理使用上，費用之負擔數據。（4）.提供購屋者及住戶選擇合宜之公共空間。

In this study, through case studies of households facility satisfactionsurvey to understand residents use of the frequency for the facility, and then explore the construction of collective housing and itscontents public facilities planning and management between therational type of correspondence.With this study to explore the appropriateness of public space, housing a collection of the future to achieve the following purposes: (1). The demand for public facilities and operation management of the study. (2) the configuration of public space and public facilities, the suitability of the study. (3) public space and to explore the relationship between frequency of use and recommendations for improvement.This study was supported by survey data and case examples, the Taichung a collective housing of non-statutory public space, archiveanalysis and Time Study Analysis Validation(1) The existing publicspace suitability, to provide construction companies in the futureplanning and design reference.(2) to provide homebuyers rationalthinking, future demand for housing and maintenance of facilities in the future feasibility.(3) to provide residents in the use of businessmanagement, the burden of the cost of the data.(4) to providehomebuyers and tenants to choose desirable public space.
