房屋仲介公司加盟體系儲備幹部制度研究

摘要


金融海嘯之後,房仲業同業競爭激烈,加上大環境的不穩定,人才的培育,成為房屋仲介業一大痛點。2007年,信義房屋首先將儲備部制度應用於房仲業,掀起同業效法的熱潮。台灣房仲業,有直營與加盟體系之分。兩者不論是在公司規模、經營模式與市場定位,都有非常大的差異,故有不同的人才需求。聯碩機構為基隆在地房屋仲介加盟經營機構,2010年展開儲備幹部培訓計劃。其儲備幹部制度發展至今邁入第五年,因為其相對規模較小,以及在地特色較強,因此其儲備幹部制度,在招募條件、薪獎制度、培訓制度與晉升發展的設計上,都與直營體系有相當大的差異。但是,在執行成果上,不論是直營體系還是加盟體系,在施行儲備幹部制度一段時間後,業績、人才發展,與展店速度,都有顯著的提升。故本研究建議,在大環境波動頻率加快的狀況下。房仲業是以人為本的事業,越是在景氣起伏不定的時期,更需要長期投資人才與教育訓練建立儲備幹部制度,才不致產生人才斷層。

After the financial tsunami, the Realty industry with fierce competition in the industry, coupled with an unstable environment, nurture talent, to become a major housing agency industry pain points. Its cadres reserve system development has entered the fifth year, because of its relatively small size, as well as a strong local appeal, so the reserve of the cadre system in the recruitment conditions, salary award system, training system and the promotion of the development of design, both There are considerable differences between Direct system. However, the implementation of the outcome, whether it is to join the system or Direct system, after the implementation of the reserve of the cadre system in a period of time, performance, talent development, and speed development shop, there are significantly improved. Therefore, this study suggests that, in the environment fluctuation frequency accelerating condition. Realty industry is a people business, the more volatile period in the economy, more people need long-term investment and education and training, so as not to produce a shortage of talent.
