摘要

本研究針對1999年1月至2000年2月間台灣地區曾經發生火災的住宅建築物，藉由災戶的調查訪問及官方的火災紀錄資料，測量可能影響火災財物損失的因素。蒐集調查的資料內容包括住戶特性、建築物安全性、火災當時人員與時空屬性、火災燃燒特性及消防隊介入搶救等。運用因素分析、相關分析、迴歸分析及區別分析等統計方法，歸納出影響火災損失的重要因素，如建築物結構、時間特性和避難逃生困難度，也檢驗這些因素對國內住宅建築物火災財物損失的影響力，並分析其相對影響權重。藉由火災發生及影響時序，連結各個影響因素發展出統計解釋模型，建立住宅建築物火災財物損失的解釋模式與危險指標。

This study searches for the determinants of fire property losses by questionnaires and official reports on residential building fires happened during the period from January 1999 to February 2000. The questions asked include occupant characteristics, building fire safety, interactions between fire and people, fire development and fire brigade interventions. Using factor analysis, correlation analysis, regression model, and discriminant analysis, we identify significant determinants including building structure, time attributes, and evacuation difficulty. Relative importances among these factors on fire property losses are analyzed as well. We further construct an explanatory model by connecting the identified determinants by time sequence of fire occurrence and development to establish predicative models and risk index of property loss for residential building fires.
