跨國開發商在中國之進入模式策略:制度理論觀點

Entry Mode Strategies for Multinational Real Estate Developers in China: Institutional Theory Perspective

摘要


本研究針對外資企業進入中國投資房地產開發,以制度理論(institutional theory)的觀點,探討中國內部制度環境對外資開發商進入模式選擇的影響因素,以及外資開發商針對外部制度環境壓力所採取的因應策略。 對照文獻在法規性(regulative)、規範性(normative)、認知性(cognitive)的制度壓力下,提出跨國開發商進入中國市場因應制度壓力(institutional pressure)對進入模式選擇的影響來源,藉由探索式(Exploratory)個案研究法,以及建立所採取因應策略之命題。 跨國開發商在中國雖受到當地政策、規則、潛規則等影響,使得進入模式可能選擇合資進入,但在不同省份的政策情境之下,亦會同時考量與當地價值觀差異、經營方針等影響,亦可能選擇獨資方式進入。本研究針對此點以制度理論角度來探討,分析開發商面對制度壓力的經營策略。 在個案研究結果顯示,多數公司基於當地誠信以及公司本身營運價值觀考量,傾向於選擇獨資的方式來進入中國大陸。

Institution theory is a key ingredient to analysis a problem that multinational developers in China. In this paper, the argument is the elements of internal environment in China affect the entry mode and the strategy which multinational developers response to the China’s environment. By institutional constrains which regulative and normative and cognitive pressures with exploratory case study to demonstrate both how multinational developers is affected to institutional element and in order to enhance understanding of the context of strategy response the institutional environment. Multinational developers of is strong influenced to regulative pressure and normative pressure and informal rules of China’s institutional environment made them may choice joint venture. But in the different provinces of policy scenarios, they will also consider about the different of local values, different business strategies and other effects, which made them may also choose the entry mode of sole. In the case study show that the most of the companies are tend to choose the sole way to enter the Chinese market.
