大台北房地產投資者評估要素之探討

A Study of Evaluation Factors of Real Estate Investment in Taipei

摘要


台灣房地產投資市場已非常成熟,尤其在大台北地區,但多數民眾對房地產投資的相關知識仍感陌生,且大部分的專業投資者也不願將投資市場或方法經驗與他人分享。因此,本研究藉由訪談業者及專家,探討大台北房地產的投資時機、區位及類型,另補充房地產投資名人書籍報刊相關彙整,提供予大台北房地產投資者參考。 受訪者的投資建議為:1.投資時機:兩岸情勢和緩且短期ECFA效應北市可儘早進場、長期北市房價看回不回隨時可進場、危機入市、政府政策做多、留意政府公共建設與土地開發計畫、低貸款利率、M型社會下北市將成為高所得區應儘早進場。2.投資區位:北市中心為主要房價上漲區位,其次為捷運沿線。空屋會影響週邊房價勿投資。3.投資類型:最佳類型分佈平均,都更、廠辦、店面,其次為公寓隔套房、高利差及買低放長增值的標的;房地產投資名人書籍可能多以大台北地區為範圍,故與受訪者之看法相近,但仍有部分觀點目前受訪者較少著墨。 房地產投資成本高,故投資者亦需多參考成功經驗,瞭解市場及時之訊息,降低投資風險,以增加投資獲利。

Taiwan's real estate investment market are already extremely mature, especially in metropolitan of Taipei city, but the most of the people still feel strangely to knowledge of the real estate investment, and also the majority of specialized investors are reluctant to share experience in the investment market or method with others. Therefore, in this study, through the interviews with the industry and experts, will discuss the investment opportunity、the position and the type of the real estate in Taipei city. Compile the articles written by celebrity related to real estate to provide information to real estate in Taipei area investor. Investment suggestion from interviewees: 1. investment opportunities: ease cross-strait situation、short-term effect of Taipei ECFA、long-term look at Taipei's housing prices are not readily lower、Crisis intervention、positive government policies、the public construction and land development plan、 low mortgage rates and Taipei will be high-income area with M society, it should be admitted as soon as possible. 2. Investment Location: the house prices in Center location of Taipei City will be the main, followed by MRT along. Vacancy rates will affect the surrounding house investment. 3. Investment type: best type of distribution is average, urban renewal、 factories, stores and followed by every other suites apartment, high interest rate and value of the subject of buy low and put long;With the articles written by Celebrity in real estate investment may mostly focus on the scope of the Taipei area, most of the views are similar to the views of interviewees, but there are some views still little mentioned by the current interviewees. Highly cost of real estate investment, so investors should also make reference to successful experiences, to understand the market in a timely manner of information, reduce risk, and to increase investment earnings.
