台灣銀髮住宅經營策略之探討

世界人口結構高齡化已經是個不可擋的趨勢，而台灣面臨到的是相較於一般其他世界主要國家更快速的老化速度，如何照顧老人在台灣已經是個嚴肅且重要的課題。居住為人類四大基本需求之一，近年來各國政府包括台灣無不加緊努力，研究如何從住的角度來照顧老人。進而鼓勵私營化、市場化，誘導民間企業共同加入興建銀髮住宅的行列，並進而發展出各種不同的經營管理策略。本研究經過文獻探討，瞭解台灣銀髮住宅市場概況及經營的策略，運用專家訪談的方法，採用開放式問答與討論，將所得到的訪談資料做歸納、整理及分析比較，研究結果顯示台灣銀髮住宅經營策略之關鍵因素在於政府政策、土地及資金的取得、以及社會觀念的改變，並建議有意參與銀髮住宅興建的企業團體除站在老人的角度來思考，如何創造一個適合老人安居的友善環境外，還要提供各項的高齡服務產業以便全方位的照顧到各種狀況和經濟能力的老人。

The aging of the world's population structure is an unstoppable trend. What Taiwan is facing is a faster aging rate than other major world countries. How to take care of the elderly is a serious and important issue in Taiwan. Living is one of the four basic needs of mankind. In recent years, various governments including Taiwan have all stepped up their efforts to study how to take care of the elderly from the perspective of housing. This will encourage privatization and marketization, encourage private enterprises to jointly participate in the housing construction for the elderly, and further develop various business management strategies. After the study of this study, we learned about the general situation of the elderly housing market in Taiwan and the strategies for its operation. Using methods of expert interviews, open-ended questions and answers were used to summarize, collate and analyze the interview data obtained. The results of the study show that the key factors for Taiwan's old-age residential business strategy are government policies, the acquisition of land and funds, and changes in social attitudes. It is also suggested that companies interested in building residential buildings for the elderly should be able to think beyond the perspective of the elderly and create a suitable environment. In addition to the friendly environment for the elderly to live in, it is also necessary to provide various ageing service industries so as to provide all-round care for the elderly with various conditions and economic capabilities.
