台灣不動產仲介業推行企業倫理關鍵成功因素之研究—以信義房屋為例

A Study of the Key Success Factors of Real Estate Brokerage Industry Implementing Business Ethics - The Case of Sinyi Realty

摘要

平均每年達上千件的房地產消費糾紛，顯示出不動產產業從業人員在執業過程中，所引起無數的民眾居住問題，不只影響企業形象更徒增雙方交易成本。房屋土地之不動產交易金額龐大且為一般個人偶發性交易，使得房仲業者是否能夠提供高服務品質與良好形象更凸顯其重要性，將藉由層級架構的方式，整理歸納不同構面及各種關鍵因素，以提供不動產仲介業作為推行企業倫理的參考依據。

本研究結果顯示：影響台灣房仲介推行企業倫理關鍵成功因素中，其主要構面的重要性程度排序為：（1）企業主企業倫理觀（59.8％）；（2）倫理部門與溝通管道（13.6％）；（3）監督與獎懲機制（10.4％）；（4）企業倫理規範（8.8％）；（5）倫理教育訓練（7.4％）。

本研究所建立之推行企業倫理關鍵成功因素層級架構，能協助房仲產業以及延伸至各企業主與決策者，更能明瞭應該著重於哪些關鍵因素，做為參考之依據，藉此提升企業推行企業倫理之效率。

Average annual rate of thousands of pieces of real estate consumer disputes. Shows that the real estate brokers caused countless people living issues, not only affect the corporate image also inviting more transaction costs. The huge amount of real estate and transactions rarely occurs makes more highlights the importance of real estate brokers are able to provide high quality of service and the good image. By way of the hierarchical structure, summarizing the different dimensions and various key factors, in order to provide real estate brokerage industry as a reference implementation of business ethics.

This study established the hierarchical structure of implementing business ethics key success factors anticipate that could assist real estate brokerage industry and extends to all business owners and managers to know what should focus on the key factors as the reference. Enhance the efficiency of the implementation of business ethics.

Results of the research major categories are as follows: (1) owner’s concept of business ethics (59.8%). (2) ethics departments and communication channels (13.6%). (3) supervision and incentive mechanism (10.4%). (4) Code of Ethics (8.8%). (5) ethics education and training (7.4%).
