近年來智慧型手機的流行,使得行動裝置上的應用系統程式有著蓬勃的發展,對於手機用戶的影響也日趨重要,而雲端服務與智慧型手機在使用上有著密不可分的關係。因此雲端服務內的設計品質、雲端服務的軟體品質和服務創新,會影響到使用者的滿意度。房屋仲介資訊相關業者如何將房屋資訊的雲端服務系統設計品質符合房屋仲介相關從業人員使用上的需求,會間接影響到房屋產品在呈現上以及買賣上的狀況。本研究的方向擬以 DeLone & McLean (2003)提出的修正後的資訊系統成功模式為理論基礎,同時結合雲端服務的軟體品質、雲端服務的服務創新、房屋仲介從業人員的任務/科技特性來探討雲端服務的系統、資訊與服務品質對房屋仲介從業人員使用滿意度之影響因素。 本研究以有在智慧型手機上使用雲端服務的房屋仲介從業人員為研究對象,採網路問卷及紙本發放兩種方式,有效回收問卷共487份,並進行結構方程模式分析。研究結果顯示,雲端服務的「設計品質」與「軟體品質」對滿意度有正相關,房屋仲介從業人員的「任務特性」、雲端服務的「科技特性」、「服務創新」對績效為正相關,最後,雲端服務的「服務創新」與「績效」對滿意度有顯著的正向相關。其本研究結果希望有助於房屋仲介從業人員在使用雲端服務上略有所助益。
In recent years, the popularity of smartphones has driven a vigorous development of application programs on these devices, and their impact on mobile phone users has also become increasingly important. Cloud services and smartphones have an inseparable relationship in terms of applications. Therefore, the design quality, software quality, and innovative services of cloud computing is set to affect user satisfaction. How IT-related segments in real estate ensure that the design quality of cloud services meets the demands of real estate agents will indirectly affect the presentation and sale of real estate products. Our research direction is theoretically based on the modified information systems success model proposed by DeLone & McLean (2003), and focuses on the software quality of cloud services, innovative cloud services, and the task characteristics/technology characteristics of real estate agents. The objective is to explore the system, information, and service quality of cloud computing. The subjects of research were real estate agents who used cloud services on their smartphones. There are 487 participants completed the online and paper questionnaire and usable surveys were returned. This study uses structural equation modeling (SEM) analysis as a main method. “Design quality” and “software quality” of cloud computing had a positive correlation with satisfaction. The “task characteristics” and “science and technology characteristics” of real estate agents and “innovative service” of cloud services” had a positive correlation with performance. Finally, “innovative services” and “performance” of cloud services had a significant positive correlation with satisfaction. The findings of this study are aimed at helping real estate agents to gain benefits from the use of cloud services.
