應用模糊知識本體建置線上房仲代理人 系統

Application of Fuzzy Ontology for Building An On-Line Real Estate Agency Broker System

摘要


房屋本身具有高度異質性、昂貴性、耐久性、低重複購買頻率、消費與投資雙重性等特質,消費者在購屋的過程中往往會透過房屋仲介代理人進行房屋媒合的動作,而不同業者之房仲代理人平台有各自的房屋概念及分類,複雜的概念分類可能造成使用者認知上混淆。本研究嘗試以模糊知識本體(Fuzzy ontology)為基礎,結合模糊邏輯(Fuzzy theory)的概念,建構一個房屋代理人模型,藉由概念特徵以及事實的經驗分類,使得房仲知識源有完整的概念化結構。此外,在房屋媒合機制上,藉由模糊查詢運算買賣方房屋之匹配度,使得房屋的媒合更具彈性,達到模仿房仲業務進行房屋推薦的效果。

Housing itself has some characteristics, like high degree of heterogeneity, expensiveness, durability, low liquidity and also an investment and consumption product. In the process of buying a house, consumers often using a real estate agency broker to matching houses, different real estate companies in their real estate agency broker has their own housing properties and classification, the complex attribute classification may cause confusion on the user perception. We attempted to construct a housing agent model based on fuzzy ontology combined with the concept of fuzzy logic. By the classification of concept features and the fact experience, the real estate knowledge source has a complete conceptualization structure. Furthermore, in the housing matching mechanism, housing matching will more flexibility by fuzzy query operation buyer-seller matching housing, to imitate the realty business of the effect of housing recommended.
