以舊建築作為商業空間的案例,近幾年來逐漸的興盛。建築再利用使舊建築得以保存,產業的經營使舊建築得以永續,以「經營者」為核心,其生活理念與價值使得舊建築裡的產業呈現不同的風貌,具有風格品味的產業成功吸引消費者與地方人潮,因此帶動地方觀光的發展。 本研究選取台北市台師大三個不同日式宿舍再利用案例為研究對象,分別是青田街的青田七六、同安街的野草居食屋及青田街的敦煌畫廊。透過深度訪談與資料比較分析,了解日式宿舍再利用的空間模式轉變與產業經營模式。日式宿舍再利用所經營的產業亦是創意生活產業。因此,以創意生活產業中的三個要素:核心知識、深度體驗、高質美感,來分析日式宿舍再利用結合創意生活產業發展的形式。在風格的表現上,則是透過經營者的生活理念與營造空間氛圍的五感體驗,來分析其產業經營的風格展現。日式宿舍再利用之空間模式轉變研究發現此能夠成功的經營策略在於:一、日式宿舍生活動線上較通透,多為彈性空間,轉化成商業空間使用後成為優點。二、以產業收入維修舊建築,透過永續經營達到永續利用;三、融入在地文化搭配故事行銷,更能展現特殊性;四、以感質體驗與生活風格創造無限感動。舊建築再利用是一種創新的模式,結合在地文化與產業的經營方式呈現出獨特的風格特色。
In this case study, the example of an old building being utilized as a commercial space is considered; this building has gradually become more popular in recent years. Such adaptive reuse may preserve old buildings while commercial use of old buildings may increase their life span. With the “operator” as the core, old buildings exhibit different living concepts and values that give them different looks and properties, which successfully attract consumers and drive local tourism development if tastefully presented. The current study focuses on three Japanese-style living quarters at the National Taiwan Normal University in Taipei, namely, Ch’ing-ti’en Street Ch’ing-ti’en 76, Tong-an Street eateries, and the Ch’ing-ti’an Street Gallery of Dunhuang. The spatial pattern transformation in Japanese-style adaptive reuse and management style were understood through in-depth interviews and comparative analysis. The current study considers the Japanese-style adaptive reuse of living quarters operated by an industry as a creative industry. Therefore, with the three primary elements in the creative industries, namely, core knowledge, depth of experience, and high quality aesthetics, the adaptive reuse form of Japanese-style living quarters and its association with the development of the creative industry was analyzed. In terms of stylistic presentation, a particular operator’s style of doing business was analyzed through the life concept and sensory experience created by the spatial ambience. The adaptive reuse of these old buildings is an innovative model that combines local culture and industry, thus presenting a unique set of features. The present study found that the spatial pattern transformations discovered in the adaptive reuse of these Japanese-style living quarters was a successful business strategy in terms of the following. First, the Japanese-style hostel was outfitted with web capabilities, its activities were more transparent, and the space became more flexible, which was an advantage after its successful conversion into a commercial space. Second, through the industrial income maintenance of old buildings, sustainability was achieved through sustainable management. Third, the space was better integrated into the local culture, which could then better exhibit its special characteristics. Fourth, through story-based marketing, a soul was breathed into the space. Fifth, through a sense of the quality of the building, limitless emotionality was created. Finally, sixth, the life styles could show off the industry’s ingenuity.
