都市閒置物業再利用案例評估之研究

摘要

近年都市中精華地段愈來愈多，因建築時間的不同其空間規劃的使用方式也隨著生活機能而改變，造成許多建築空間設計不良逐漸被淘汰進而形成閒置的狀態。本研究以快速決策觀念將不符合投資成本與效益之案例進行剔除後，再將過去相關研究整理評估閒置空間之影響因子，並利用德爾菲問卷進行專家訪談將評估指標進行篩選，爾後再以AHP問卷建立各項評估指標之權重，以此評估架構進行案例研討與驗證，試給予投資評估完整之結論與建議。

In recent years, there are amounts of essence land in the city, but the design of the building is not enough for using as time goes by. It lets a lot of spaces be vacant spaces in the city. This study uses quick strategic decision to filter out some cases that is valuable for investment and then we try to use Delphi hierarchy process to filter out the important factor of recycling evaluating.
Finally this study tries to give some important conclusion and suggest evaluating the vacant soaces in the city.
