影響消費者購屋決策因素之研究

摘要


本研究主旨在探討台南地區消費者對購屋行為之決策因素,瞭解消費者購屋行為重視的原因、購屋行為的決策屬性、及購屋行為的偏好性。透過文獻探討與問卷調查法,應用李克特量表,統計分析進行研究,以確定消費者購屋行為決策因素。研究分析知悉影響消費者購屋因素構面為建築物外觀型式、室(屋)內空間功能、建築物價格、建物保障、生活環境機能、交通及經費負擔能力、及建商信譽等。研究結果顯示上述購屋決策因素構面為影響購屋與否的最重要指標。

As housing oversupply can cause a slump in real estate markets, housing -buying behavior is a main topic in housing demand research. This study aim to understand the residential housing in Tainan consumer behavior, preferences for housing attributes to analyze the degree. The customer satisfaction is an important performance index regarding enterprise continuous growth and profitability. Results indicate that the house structure, price, environment, traffic, brand reliability are important factors affect consumer’s housing-buying decision. According to this conclusion, some suggestions about planning house product, brand management, and marketing promotion for real estate business are provided. The guideline for consumers’ decision in buying a house is also discussed.
