購屋筆記-以行動平台進行眾源房市資訊蒐集

在已有的實價登錄資料分析、建模與視覺化呈現的基礎上，首先，以相關性、時間序列分析台灣房市交易量及房價的走勢，也以極端值判定發現礁溪、南投、新竹等縣市的特殊案例。但不動產買賣的登錄期限過長，以及內政部釋出資料時間和成交時間有近兩個月的延滯期，使實價登錄缺乏即時性，我們也無法得知交易前市場資訊，且區段化地址的揭露方式與實價登錄資料的不完整，有時在進行資料分析亦會造成困擾。因此，我們探討透過App提供看房筆記服務來進行眾源房市資訊收集的可能性，主要工作包含：一、討論以App進行眾源資料收集的適法性；二、開發HouseNote App，提供筆記工具和檢查清單，成為看房智慧幫手，讓使用者在看房當下，即時透過此應用程式記錄並幫我們收集物件的真實地址與價格；三、資料分析：HouseNote發布於Google Play後，截至八月底，我們收集了共約500筆原始資料，有110筆齊全地址資料，其中有11筆資料與實價登錄比對成功，初步證實以行動裝置收集眾源資料有其可行性，有助於觀察市場前期的資料，彌補實價登錄資料釋出的延遲時間，並能還原區段化地址，還提供實價登錄不足的資訊。

On the basis of analyzing, building model and visualizing "Actual Price Registration", we use Correlation, Time Series Model and Outlier Analysis to capture the trend in housing market and apply on special cases of real estate transaction. However, the period of registration after trading takes at least two months and all data are categorized by district that cause complications when analyzing data and lack of information before the market. We analyze the feasibility of crowdsourced real estate data collection by a mobile app. We've discussed the legitimacy of collecting data by mobile application and designed a mobile app with great user experience, that is HouseNote. HouseNote will help people keep recording and remind users which details should be noticed when they are checking house, and will also collect the real address, the selling price and users tastes in house at the same time. By August 31 of 2015, we've collected about 500 records with 110 having real detailed address. There are 11 records which can match the real estate transaction information, that proved the feasibility of our research.These matching data make up the delay and lack of the open-data of Actual Price Registration, and also let us observe customer behavior before the market.
