購屋者個人背景與所購房屋屬性關聯性之研究-以屏東縣為例

摘要


本研究旨在瞭解購屋者個人背景與所購房屋屬性之概況,經蒐集、整理相關資料後,以敘述性統計及二元羅吉特迴歸分析,探討購屋者個人背景與所購房屋屬性的選擇,並進一步分析其影響關係。 研究結果顯示購屋者個人背景與所購房屋屬性之間有影響聯係;購屋者自22歲起隨著年齡之增長而向上增加,至40歲左右為高峰,過40歲以後向下遞減;年度所得較高之購屋者,所購房屋所在區域在市區之比例較高、房屋臨路寬度為臨路之比例較高、樣式為店面之比例較高、土地及建物坪數較大、公告地價及房地總價較高;軍公教購屋者所購置之房屋屋齡較其他職業為短;博碩士所購置之土地坪數相對較大;教育程度、貸款成數及還款方式會影響購屋者選擇房屋的建物坪數和土地坪數;職業會影響購屋者選擇房屋的房地總價。 最後,針對研究結果提出結論,並提出具體可行之建議,供為屏東縣購屋者、業者及後續研究之參考。

This study employed descriptive statistics analysis and the dual Logit regression analysis to investigate the relationship between houses buyers’ demographics items and the houses properties. The results showed that there are significant relationships between houses buyers’ background and the attributes of the houses they purchased. The purchasers increase with the ages from 22 to 40 years old. And the purchasers decrease after 40 years old. The higher the annual income, the higher the ratio the houses purchased located in the city, the higher the ratio the types of houses purchased is for commercial purpose, the larger the area, and the higher the total vaule of the real estate. The houses civil servants purchased are on average newer than those purchased by other occupations. There are significant relationships among education levels, payback methods, the ratio of the loan amounts to the value of the houses and the areas of the buildings and the lands. Occupations have impact on the choices of the prices of the real estates. Finally, for study by the management and academic significance, and make specific and feasible proposal for the Pingtung County house buyers, construction companies, government and academic research departments of reference.
