越南商業地產市場投資機會之探討

摘要


本研究的目的是協助外國公司回答在越南投資是否應該被添加到其增長策略的問題。為了達到這一目的,本人將重點放在不同的方面:對越南作為目標國的相關信息,越南商業地產行業的特點 。 主要是探討越南商業地產市場的潛力。選擇的理論是PESTLE為宏觀環境分析,五力分析為微環境分析,價值鏈分析和資源審計為內部分析模型。這些模型和理論是採用國際進入模式分析來確定輸入選項的支持工具。 越南是一個新興的市場對外資房地產企業越南具有很大的潛力,以提高他們的回報。然而,正如在本研究中,越南被認為是高風險的國家進行投資。因此,要確定所有相關的國際房地產投資在越南的風險是很重要的。這些風險可能是技術問題,正規障礙,和非正式的障礙。在獲得所有風險明確了解允許的情況下公司來衡量和確定其優先級,並採取適當的行動,以減少損失。

This research aims at assisting the foreign companies in answering the question of whether investment in Vietnam should be added to its growth strategies. In order to achieve this purpose, the author to focus on different aspects such as relevant information about Vietnam as a target country, characteristics of the Vietnamese commercial real estate industry. The main focus was to explore the potential of the Vietnamese commercial real estate market. The chosen theories were PESTLE for macro environment analysis, Porter’s Five Forces model for the micro environment analysis, Value Chain analysis and Resource Audit for internal analysis and finally. These models and theories acted as supportive tools to determine which entry options should be adopted by the case company, using international entry mode analysis. An emerging market like Vietnam has great potential for foreign real estate firms to enhance their returns. However, as mentioned in this research, Vietnam is considered a highly risky country for investment. Therefore, it is important to identify all the risks related to international real estate investment in Vietnam. These risks can be technical issues, formal barriers, and informal barriers. Having a clear understanding of all risks allows the foreign company to measure and prioritize them and take the appropriate actions to reduce losses.
