本研究主要是探討影響大台中地區房地產價格因素之影響,選取大台中邊緣區域-大里區、太平區、潭子區、大雅區、烏日區等五個區為研究對象,樣本取樣的時間是2015年1月1 日到2015年12月31日在內政部實價登錄網站所登錄成交的資料,本研究將房屋分成透天、店面與大樓兩部分,採用特徵價格分析法以複迴歸模型來探討影響房地產價格因素之影響 。我們實證結果發現:透天與店面中,房屋年齡越高、建坪數越大,議價空間就越大,房價越便宜;而地坪數越大,房價越高。在大樓中,房屋年齡越高,房價越便宜;行政區域面積越小,人口密度越高的區域,商業活動越活絡,停車位的需求就越高,對房屋每坪單價有顯著影響。
This study is to investigate the determinants of the real estate prices in Taitung District We select five districts as the research object which are the edge areas of Taichung City such as Dali, Taiping, Tanzi, Daya and Wuyi. The data is drawn from the Ministry of the Interior registration website during the periods of from January 1, 2015 to December 31, 2015. In the present study, we classify the real estate as town house and apartment. We employ both hedonic price model and multiple regression model to explore the factors affecting the real estate. The empirical results show as follows: (1) As for town house, the higher housing age and the larger floor space would create the bargaining power for the buyers. Therefore the hosing price is lower. On the contrary, the greater land space is, the higher the housing price. (2) As far as the apartment is concerned, the higher the housing age, the cheaper the price; the smaller the administrative area, the higher the population density of the region, the more active commercial activities, the higher the demand for parking spaces, housing prices have a significant impact.
