台中市透天厝之發展與增、修、改建之問題探討

摘要


國內住宅在新建或居住期間進行加蓋、增擴建、重新裝修或變更格局等情況,已為常見且相當普遍之現象,實務上稱此為「二次施工」;而此現象亦反應了住戶對空間需求更有自主想法,而常要求改變之事實。本研究目的最主要了解台中市地區透天厝住宅之發展與增、修、改建之問題,包括施工技術、介面整合及增、修、改建後對原結構體之影響等問題進行分析探討。 本研究以文獻回顧及資料收集方式,初步彙整住宅市場之需求並分析增、修、改建之原因;再以問卷調查方式,瞭解目前實務上對於增、修、改建之空間部位、類型、介面接合方式及施工後對原結構體之影響及後續使用上之修繕影響等問題。由40份有效問卷統計分析結果,瞭解台中地區目前增、修、改建之情況。 台中市透天厝住宅分布以北屯區最大量,其次為西屯區,本研究透過問卷調查結果顯示:台中市透天厝住宅增、修、改建次數最多為陽台,佔全部問卷72.5%;各增、修、改建部位與原結構體接合方式多以植入鋼筋方式接合,佔52%。增、修、改建後對建築物之影響中,以漏水或滲水之情況為例,在「部分有漏水或滲水情況發生」及「全部案件皆有漏水或滲水的情況」,分別佔83.8%及8.1%,合計為91.1%;而「完全沒有漏水或滲水的情況」則佔8.1%。增、修、改建後建築物漏水或滲水之情況,以「高彈性防水塗料」為常用之修補方式,「矽利康填縫劑」為普通常用之修補方式。 綜上所述,透過本研究對台中市透天厝住宅增、修、改建之調查分析,期能提供各相關業界參考。

It is very common and widespread for those newly-built or occupied domestic residential buildings with reconstruction, renovation or layout reconfiguration conditions, which are practically called “Build-after-Occupancy- Permit”. Such conditions also reflect the fact that the inhabitants have their own opinions on the space requirements and thereby often require for changes. The main purpose of this research is to understand the development and the reconstruction problem of the townhouses in Taichung City and to study & analyze such problems as construction techniques, interface integrations and the effect of reconstruction upon original structure. Initially, this research uses the method of literature reviews and data collections to compile the data about the demand of housing market and to analyze the reason for reconstruction. Next, this research uses the questionnaire to look into the reconstruction space & category and its interface joint method, the after-construction influence upon original structure, and the follow-up use & repair in the practical cases. From the statistically analytic result of 40 copies of questionnaires, we can understand the current reconstruction condition in Taichung area. In Taichung City, most of townhouses are mainly scattered in Beitun District and secondly in Xitun District. From the questionnaire result, this research shows that the most frequent reconstruction area for these townhouses in Taichung City is balcony, about 72.5% of all questionnaires. Besides, most of joints between reconstruction regions and original structures are made by embedding the reinforcing steel bar, about 52%. As to the effect of reconstruction upon the building in the case of leaking or seepage, it is 83.8% and8.1% respectively (totally 91.1%) for “a part or parts of cases with some leakage or seepage conditions” and “all of cases with leakage or seepage conditions” and it is 8.1% for those without any leakage or seepage condition.For the reconstructed building with leakage or seepage conditions, the “high-elastic waterproof coating” is a common repair method and the “silicon sealant” is a general repair method. In conclusion, we expect this research could be a reference for all related industries through our analysis and survey on those townhouses with reconstruction conditions in Taichung City.
