本研究主要探討影響臺中市西屯區不動產價格變動之因素,以西屯區的房地產交易資料為對象,並以建物型態選取樣本,樣本分為透天(含店面)及大樓(含華廈)2類,樣本數分別為594筆及5105筆資料,建立迴歸模型,探討各自變數對不動產價格之影響,得到以下的結論: (1) 土地移轉總面積、屋齡、建物型態等因素,對透天(含店面)不動產單價呈現顯著正向影響;建物移轉總面積,對透天(含店面)不動產單價顯著負向影響。 (2) 土地使用區分、總樓層、平面(機械)車位等因素,對大樓(含華廈)不動產單價呈現顯著正向影響;移轉樓層尾數為4、屋齡、房間數,對大樓(含華廈)不動產單價呈現顯著負向影響。
This research discusses the factors influencing the price change of real estate in Shi-Tuo District, Taichung. According to the trading data, building pattern sample are separate into 2 kinds: shop and detached house, residential building and mansion. Regression analysis is conducted on the real estate transaction data of Shi-Tuo District from 2013 to 2014. The conclusions are as following: (1) The total land transfer area, building age, and building pattern., etc shows positive influence on the real estate price of shop and detached house. The total building transfer area shows negative influence on the real estate price of shop and detached house. (2) The land used, total building floor and parking., etc shows positive influence on the real estate price of residential building and mansion. On the other hand, transfer fourth floor, number of rooms, and building age are negative effects.
