綠建築已成為建築永續發展的趨勢,綠建築的管理需要智慧技術的監控,智慧建築與綠建築的整合,是當前一個重要的發展課題。行政院於2010年通過「智慧綠建築推動方案」提出我國將以綠建築發展基礎與優勢,在維護環境永續發展與改善國民生活環境水平的前提下,進行智慧型創新技術、產品、系統服務之研發,以建構「生產」、「生活」、「生態」三生一體的優質居住環境,藉以發展增加我國新興產業之競爭力。有鑑於此,本研究目的是根據綠建築及智慧建築之原理,透過文獻初擬住宿類智慧綠建築評估指標體系,透過模糊德爾菲專家問卷篩選評估指標,進而應用模糊層級分析法建立評估指標權重,最後建構評估準則,供住宿類智慧綠建築評估參考。本研究篩選得29個指標,其中十大指標依序為(1)防火系統;(2)建築結構安全;(3)防盜、破壞系統;(4)防震抗風系統;(5)室內環境風速或氣流;(6)室內環境溫度;(7)逃生避難動線;(8)住宅報警裝置;(9)監視攝影系統裝置;(10)築避難設施。本研究以彰化市光世代-智慧綠建築為實證研究案例,評估結果顯示,柯芬園社區未達智慧綠建築之標準,主要原因為部份智慧監控系統不足,如熱環境監控系統之室內環境溫、溼度監控設備不足與系統連動性不佳;水資源監控系統之省水器材及中水回收系統設計不佳;系統整合監控系統未制定安全機制,增加系統的危險性等。
Green building has become a trend in the sustainable development of building. Green building management requires monitoring by the intelligent technology. The integration of the intelligent building and green building is a topical subject in development. In 2010, the Executive Yuan passed the Intelligent Green Building Promotion Program, and proposed that Taiwan would carry out the intelligent innovative technology, product and system service research and development to construct the quality living environment characteristic of the integration of the “production”, “life” and “ecology”. The purpose is to develop and increase the competitiveness of Taiwan’s emerging industries based on the green building’s development foundation and advantages, and under the premise of maintaining the sustainable development of the environment and improving the level of the people’s living environment. Therefore, this study first conducted literature review to develop the residential intelligent green building assessment indicators system based on the principles of the green building and intelligent building. It then screened and selected the assessment indicators through the Fuzzy Delphi expert questionnaire. The assessment indicator weights were established by applying the Fuzzy Analytic Hierarchy Process. Finally, the assessment criteria were established for the reference by the residential intelligent green building assessment. A total of 29 indicators were selected in this study. The top ten major indicators are: (1) fire protection system; (2) building structure safety; (3) theft and destruction prevention system; (4) earthquake and wind resisting system; (5) wind speed or airflow in indoor environment; (6) ambient room temperature; (7) escape traffic route; (8) residential alarm device; (9) monitoring camera system device; (10) building’s shelter facilities. In this study, the intelligent green building of Changhua Light Era was used for case study. The assessment results showed that the Covent Garden community has not reach the intelligent green building standard, mainly due to the deficiency of intelligent monitoring systems, such as the indoor environment temperature of the thermal environmental monitoring system, the deficiency of the humidity monitoring equipment and the poor system co-movement, the poor design of the water-saving apparatus and water recycling system of the water resource monitoring system; and the failure to develop the safety mechanism in the system integration monitoring system, increasing the risk of the system.
