影響公寓大廈及住宅社區保全
工作滿意度構面研究

摘要本文利用Google表單設計公寓大廈及住宅社區保全滿意度問卷。探討公寓大廈及住宅社區保全人員工作滿意度之影響因素，期能夠提出務實的改善方針，以建構業者、社區及保全人員三贏的發展。研究方法採問卷調查之量化法，並以大台中地區共 120 家保全公會會員公司派駐於社區服勤之選擇 2 00 名保全人員為問卷發放對象，其中包含 4 0 名駐勤幹部及 16 0 名基層保全員，根據回收資料進行統計分析，針對人口背景特性、社區模式、公司架構、工作態度等變項，分析出其影響因素及研究對策。本研究指出影響保全人員工作滿意度的重要因素為：（一）已婚的保全人員較滿意於工作。（二）保全公司管理信用升薪對保全人員工作滿意度較高。（三）工作熱誠高之人員較滿意於工作。（四）服務社區模式及住戶相互尊重也會影響工作滿意度。

ABSTRACT This study uses Google form to design the questionnaire of security satisfaction for apartment buildings and residential communities. Discuss the influencing factors of job satisfaction of security personnel in apartment buildings and residential communities in order to propose a practical improvement policy and build a win-win development for industry, community and security personnel. The research method adopts the quantitative method of questionnaire survey and a total of 120 member companies of the security association in Taichung area were sent to serve in the community, and 200 security personnel were selected as the respondents including 40 cadres on duty and 160 grassroots security guards. Statistical analysis of in and out based on the recovered data, according to population background, community model, company structure, work attitude and other variables to analyze its influencing factors and research countermeasures. This study found that the important factors affecting the job satisfaction of security personnel are: 1. Married security personnel are more satisfied with their work. 2. The management, credit and salary increase have a high degree of satisfaction to the security personnel. 3. People with enthusiasm are more satisfied with their work. 4. Service community model and mutual respect of residents will also affect job satisfaction.
