九份地區民宿發展歷程與經營管理之研究

摘要

九份在過去曾有過一段風光的採礦時期，之後因為停止採礦而變得蕭條。在七十年代漸漸開始轉變，原來廢棄的採礦場、樸實的小村莊、採礦所用的工具，都成為觀光產品，遊客一下子湧進原本平淡的小鎮，許多當地的居民開始紛紛的轉型，將家中的房子改建成商店，多餘的房間提供給遊客居住。九份也在政府的政策推動之下，搭上觀光的風潮，轉型成為觀光景點，到九份觀光的旅客，從原本的一日遊，變成兩天一夜遊，然而在九份提供住宿的場所主要以民宿為主，為了更了解九份地區民宿產業轉換變遷的過程，經營型態也隨之改變，本來只是以副業放方式之經營，而現在卻逐漸轉向於正業。本研究以文獻資料法和深度訪談法，以民宿業者為操作實例，研究目的為以下幾點：1.九份地區的民宿發展歷程。2.九份地區民宿現況。3.九份地區民宿業者之經營管理。研究內容歸納經營民宿的動機、經營理念、該民宿的經營優勢、經營的困難之處以及未來的經營方向。研究結果發現九份地區的觀光相關產業已略有整合，民宿的經營管理上除了業者本身的理念之外，還包括和客人之間的互動，與其他業者的合作，業者本身必須思考未來的經營方向，讓九份的歷史、文化和觀光做結合。

Jeou-Fenn had a good time during the mining era, but those good days went away when mining stopped. In the 1970's, the people made a culture turn from mining to tourism. The abandoned the mine field and mining tools, and they changed all the housing into shops and pensions. Under the Jeou-Fenn government’s promotion, everything left from the mine were altered to sightseeing spots. Tourists now are willing to stay over the night to see the whole Jeou-Fenn. In this case, pensions have become an important lodging spot. This study focuses on the development and management of Jeou-Fenn pensions. Depth Interview and literature reviewed were used to conduct this survey. The result shows that Jeou-Fenn's development is toward tourism, and as to pension management is to interact more with tourists and to have strategy alliance with other industries. This can make Jeou-Fenn region a nostalgia and tourist spot to visit.
