近年來,台灣的建設不斷推動,所帶來的效應跟相關因素會影響到台灣各地房地產市場的發展與房地的價格變動。 因為一般房地產投資者跟消費者的比較不容易從台灣每一年的總體經濟數據來進行投資或是購買房屋的判斷,本研究為探討影響台灣各地房地產的變動因素, 希望可以讓一般的房地產投資者,房屋消費者進行購買前,建立參考的指標。本論文研究以2013年之間的台北市,台中市,高雄市,基隆市,台南市,新北市,新竹市, 宜蘭縣,桃園縣,新竹縣,苗栗縣,南投縣,彰化縣,雲林縣,嘉義縣,屏東縣,花蓮縣,臺東縣,金門縣和澎湖縣的房地產交易筆數資料來分析。實證分析結果顯示各區人口量與經常收入的因素對於台灣房價變動的影響非常大。由於使用房地產的需求與購買的經濟條件,因此引起人口量與經常收入造成重大的因素之一。研究之後找出結果再來利用本研究的結果應用在越南房地產市場。目前可以使用成越南房地產市場未來的走勢及投資與購買房屋前的參考資料。
Recently, the construction industry has been dramatically fostered in Taiwan, which, therefore, gives many effects and determinants affecting the development of the housing market as well as the differences among regional housing prices in Taiwan. Normally, it is not feasible for investors and individuals to make an investment or a prediction about the prices just based on the overall economic statistics of each year. This research is conducted to examine factors potentially influencing to the housing prices in Taiwan. This survey uses the statistics of 2013 at various areas to analyze, namely Taipei City, Taichung City, Kaohsiung City, Keelung City, Tainan City, Xinbei City, Hsinchu City, Yilan County, Taoyuan County, Hsinchu County, Miaoli County, Nantou County, Changhua County, Yunlin County, Chiayi County, Pingtung County, Hualien County, Taitung County, Kinmen County, Penghu County. The findings reveal that due to the economic condition and the demand for real estate, population and income are considered as two main factors significantly affecting the housing prices in Taiwan. Moreover, the result of this study is also beneficial to apply to the housing market in Vietnam. It is initially used to make an overview about the direction of Vietnam market in the future. Finally, I hope that this study is helpful as a good reference for the investors and individuals before making decisions.
