本文以會計科目為基礎,建構一個新的績效評估模式,成功地結合財務報表理論、資料包絡分析、正典相關分析和主成份分析法的優點,能有效地評估建設業的財務績效表現。本模式首先依據建設業之經營特性,以財務報表及會計科目為基礎,發展出評估指標的選取架構,用來篩選具有產業經營特性的投入與產出評估指標;並以主成份分析法計算評估指標解釋建設業績效的程度,以探討指標間具有共同成份因素的基本關係。接著,參考正典相關分析來進行指標相關性的修正,以解決指標間存在高相關性所產生的不利影響,使資料包絡分析的應用能確保評估績效優劣的判別能力,以獲得合理的效率值計算及績效排序的結果。經由實證分析結果顯示,本模式確實是一個建設業績效評估的有效工具,不但可以合理地執行建設公司的績效評估,而且還可以提出經營改善的建議,以作為公司經營與決策的參考。
This study proposes an evaluation model which effectively assesses the financial performance of real estate firms based on accounting elements. This model successfully combines the methods of financial statement, Principle Component Factoring, Canonical Correlation Analysis and Data Envelopment Analysis. The model first analyzes the industrial characteristics of real estate by means of financial statements and accounting elements and, therefore, constructs a framework to select the representative indicators for evaluating financial performance. It also uses Principle Component Factoring to explore the relationship of the indicators which includes common factors through calculation to explain the performance of real estate firms. Afterward, the model adopts Canonical Correlation Analysis to modify indicator relevance, so as to solve the problems generated by indicator correlation and assure the ability to distinguish performance evaluation. Finally, this model can utilize Data Envelopment Analysis to acquire reasonable efficiency values and priorities of financial performance. Through the case studies presented in the study, it is evident that the proposed model is an effective tool that can rationally execute performance evaluation of real estate firms and also suggest valuable improvements for company operations.
