基於修正重複交易法的房地產價格指數的編制

Real Estate Index Calculation Based on Corrected Repeat-sales Method

摘要


本文首先簡要描述了重複交易法的發展、演算法及其在房地產價格指數編制中的應用,然後總結列舉了使用重複交易法的可能問題及解決辦法,最後,我們採用我愛我家公司2006年1月到11月的評估價格,計算了北京二手房價格指數,得到了較好的結果。

In this paper, we summarize Repeat-sales Method and its evolvement, calculation and implication on real estate index. Then, disadvantages and countermeasures of the method are also analyzed one by one. Finally, we calculate Beijing real estate price index during Jan.- Nov., 2006 using assessed data of Woaiwojia company. This index is effective comparing with other index.
