IT系統對物業資產管理公司產生之效益評估與分析

Evaluation of the Benefit and Arising on Property Asset Management Companies when Utilizing IT Systems

摘要


目前社會進步各行各業E化應用多,但未見台灣物業資產管理業界導入降低營運成本外並與國際接軌,因此本研究應著透過使用IT系統的理念,來分析物業資產業界若導入系統管理後對該企業形象提昇、管理簡化、資源整合後所能導出的利益為何?並了解為何企業不導入系統的原因與難處。而藉由對於台灣物業資產管理業界的企業主進行一個全面性的了解與訪談了解業者無法導入的原因和需求並且於導入系統使用後使用問卷調查來取得業界對於使用該系統的想法與效益來驗證導入系統後所能產生的價值與效益。經研究發現目前業界對於導入系統的意願不高,原因在於此產業以及業者對這產業的固有觀念是完全無視於此產業應有的專業性,因此造成該產業業者利潤微薄,人才水平參差不齊,更不用提導入系統來對企業內部運作以及外部形象作提升。但是若以企業內部而言導入ERP系統可以對企業的營運作簡化如將營運作業最初的業務接洽到合約簽訂進而到駐點人員的招募以及訓練和派遣與稽核。到最後的人事薪資以及公司財務管理全部都透過系統的導入讓所有部門的資料可以同步更新藉此加強各部門之間的橫向溝通、減少人為錯誤以及用傳統的作業模式所花費的額外人力成本。總結來說導入ERP系統對物業資產管理業業者來說是個福音,因為營運資料的即時取得,得以讓企業主有效的在第一時間做出正確的決策,而系統也將企業內部每日例行工作簡化,減少營運的人力成本降低企業的負擔。由於EPR系統稽核機制的完善,更是讓企業主降低營運風險。藉此讓企業主可以不需費心於每日例行作業與稽核,而可更著重在整體企業專業性提升。

Building management companies in Taiwan are still managing their cooperate with standard paper work. But with the process of current technology, utilization of computer and computer systems are rather common these days. However the building management companies in Taiwan still don't utilize the power and convenience of computerized system to manage their cooperation and save HR costs and to allow company owners to spend their energy improving company and service quality. All this is due to building management companies in Taiwan, gives people and image that it not a professional service provider, so the profit is usually quite low, thus the reason building management companies can't afford utilizing computerized system in their company. However, utilizing ERP systems in building management companies could effectively lower HR costs and help companies provide better services to their customers and in total could help gain more profit. Also help company owner to have a more precise knowledge on how the whole company is operating and could help them make more accurate business decisions.
