物業管理公司服務定價模式

The Pricing Model for the Service of Property Management Company

摘要


物管服務的品質與價格為影響物管公司經營績效之關鍵。檢視現今物業管理產業之概況,由於受到國內法令不健全及產業進入門檻較低之影響,造成業者間競爭削價,進而影響服務品質與利潤。為此,國內外之研究多針對物管服務品質進行探討,然針對物管產業特性發展合適之服務定價相關研究則較為困乏。此外,由於服務為無形產品,難以具體描述以及訂定標準,進而無法擬定合適之價格。是故,物管公司需要一套系統化之方法,針對各服務項目進行估價和定價,以確保業者之利益。為此,本研究建立「物管服務定價模式」,以做為服務定價之依據。然由,業者受到法令規定,在服務提供方式上分為自產服務(inhouse)與外包提供(outsourcing)。因此,本研究利用「作業基礎成本制」分析物管公司內部作業成本(Inhouse Work Cost, IWC),以及「累積展望理論」確立服務外包價格(Outsourcing Price,OP),進而計算服務總成本(Total Cost, TC)。最後,運用「議價賽局」模擬業者與顧客議價行為,計算最適之服務利潤,進而確立最終服務價格(Final Service Price, FSP)。

The quality and price of property services are pivotal to business performance. In the present days, property management industry has been in the lower entrance barrier due to defective domestic policies. Thus the service quality and profits are decreased due to the price competiton. For these situations, the quality of property services has been widely investigated; however, the development of appropriate pricing method of services is rarely to be discussed. In addition, services are the intangible products being difficult to describe, so it is hard to establish a suitable price. Therefore the property management company needs a systematic method to estimate the service price to ensure the benefits.This study established the Pricing Model for the Service of Property (PMSP) for estimating the service price. Since the way in providing property service divides into inhouse and outsourcing philosophizes. This study uses Activity Based Costing analysis the inhouse work cost (IWC), and then applies Cumulative Prospect Theory to establish Outsourcing Price (OP), so that the total cost of services can be calculated. Finally, using Bargaining Game philosophizes to imitate bargain behavior among the property companies and customers, and calculate the optimal profit to establish the Final Service Price (FSP).
