新建住宅工程專案內部裝修作業排程之研究

摘要


傳統建築專案中,由於裝修材質種類及工項繁多,裝修排程因子不易控制,在施工規劃前,裝修進度僅以綱要又簡單的作業工項及時間交代,未詳細評估各工項間施工排序關係及作業時機,導致施工期間,材料或已完成品的損壞、分包商間爭議、怠工停滯、作業時程延遲等種種問題,循環無端於工地現場上演。為改善此種情形,本研究將以“空間”為主要基礎,分包商為管理對象,錯開人、事、物在同一時空作業為對策,降低衝突發生之可能性,探討及建立建築裝修活動排程模式。 本研究將裝修工程排程模式分為兩個部分–裝修活動定義及裝修排程分析。裝修活動定義為導入建築住宅實際案例,由分包模式為活動拆解基礎,並以如何避免裝修材損害及通道阻礙為前題,探討各功能空間裝修之工序及主要施工時段,再以樓層為單元,群組相同分包商之裝修作業,以建立裝修活動及WBS作為排程之用。裝修排程分析是運用重複排程法之時間與樓層間視覺化優點,演練及分析實際案例之裝修排程,檢視各裝修分包商之活動是否在同一時空錯開及保持資源連續性,並尋找建築裝修活動之最適排程模式。 裝修施工現場管理多需仰賴經驗豐富之工程師,本研究即是將經驗條理化及邏輯化,以解決裝修施工時空衝突為主要考量,找出合理的建築住宅專案內部裝修活動及排程分析,提供從業工程師裝修排程參考,進而對專案裝修工程之工期、品質及成本獲得最佳效能。

Due to the numerous types of decoration materials and work items used for building decoration, it is difficult to grasp the factors having effects on scheduling related to the decoration works in general building construction project. Schematically and briefly approach for the work items and time account are used for scheduling related to the decoration works during the planning phrase. Detail evaluation for the sequences and timing between various decoration works are normally not performed, and therefore, damages of the construction materials or completed items, disputes between subcontractors, manpower idle, time delay, etc., occur repeatedly in the site. In order to improve this situation, this study will use "space" as the basis, and subcontractors as the management object. Separation the people, affairs, and objects in the common operation space-time are used as a countermeasure to lower the possibility of confliction, explore and establish the scheduling model of building decoration activities. In this study, the modes of scheduling related to the decoration are divided into two parts, those are, the definition of decoration activities and the scheduling analysis. Real case of building decoration is employed when defining the decoration and the model of subcontracting is used as the basis for disassemble the activities. The sequences and working time of the decoration works in various work space are evaluated for the purpose of avoiding the damage of decoration materials and obstructed the access passageway. Moreover, decoration activities and WBS are established based on floor unit and similar subcontractors. The advantages of time and visualization of floors in RSM are used for the scheduling analysis. An exercise and analysis for a real case of decoration scheduling are conducted in order to examine whether the activities of various subcontractors have confliction and maintain the resources in a sustain condition. Accordingly, the most suitable scheduling model of building decoration activities can be established. The site management of decoration works is primary depend on experienced engineers. The main purpose of this study is aimed at solving the space-time confliction and figure out a reasonable scheduling analysis for internal decoration activities through well-organized engineer's experiences in a logical form. It is expected a guideline is provided for engineers to have the best performance in time control, quality and cost when performing scheduling related to decoration works.
