鋼骨混凝土建築結構成本價值工程之研究—以新北市集合住宅為例

摘要


在房價居高不下,土地取得日益困難的大台北都會地區,因為供不應求之供需關係實在不容易看到房價會出現大規模鬆動向下調整之現象,因此在現今房屋售價、土地價格及合建比例不容易大幅變動之大環境下,有關如何準確控制集合住宅個案營建成本,成為建設公司是否能有合理獲利之關鍵課題。 本研究蒐集○○建設股份有限公司位台北市及新北市內已興建完成之不同構造型式集合住宅個案中,彙整統計各案之營建成本等相關數據,確認結構工程為鋼骨鋼筋混凝土構造(SRC)及鋼骨混凝土構造(SC)建築物建造成本中佔最大比例之工程項目,藉由解析結構工程之細部工項,以了解建築物結構成本之關鍵影響因子。 由於鋼骨鋼筋混凝土構造(SRC)建築物施工難度高且較不易控制施工品質,運用鋼骨混凝土構造(SC)以鋼骨柱樑構架承受所有結構應力之特點,結合更適切之建築、結構系統規畫原則,調整原設計之鋼骨鋼筋混凝土構造(SRC)型式及部分建材設備,同時針對鋼骨混凝土構造(SC)建築物結構工程之各種工項進行價值工程檢討,並以案例執行過程來驗證歸納各工項替代方案能有效降低營建成本之執行效益。 本研究經實際案例規畫、估算及施作之過程驗證結論如下:甲案採替代方案之結構工程工項造價較原案調降約2,919.8萬元,降幅為10.61﹪;乙案採替代方案之結構工程工項造價較原案調降約10,750萬元,降幅為14.65﹪。 藉由正確的結構成本價值工程檢討模式,提出於功能、品質上能夠符合相關合約規定的規劃設計原則及替代方案,除了有助於降低營建專案結構成本達到獲得合理利潤之目的,相信對於工期控管及工程品質提升亦有所助益,並期望本研究之結論能提供同業作為參考。

In view of the high housing prices and the difficulty in obtaining land in Taipei metropolitan region, it is not easy to see the large-scale downward adjustment of housing prices because of the shortage of supply. Today's housing prices, land prices and co-construction proportion are not likely to change dramatically, therefore, how to accurately control the construction costs has become a key issue of getting reasonable profit to the construction company. This study collected several different types of completed residential construction cases located in Taipei and New Taipei City from ○○ Construction Co., aggregated statistical data related to the construction costs for each case, and confirmed from the data that the structural engineering account for the largest proportion of construction cost for reinforced concrete structure (SRC) and steel reinforced concrete structure (SC). With detailed analysis to understand the impact of key factors. With detailed analysis of structural engineering cost in order to find out the key impact factor of building construction cost. Since the high difficulty of construction and not easy to control the construction quality of steel reinforced concrete structure (SRC), so adopt the characteristic of steel concrete structure (SC), which with the steel frame consisted of columns and beams to bear all the structural stress, and combine with more appropriate architectural, structural system planning to adjust the original reinforced concrete structure (SRC) design, and also adjust the original building materials and equipment. Simultaneously, conduct the value engineering review for each work item of steel concrete structure (SC) and verify and summarize the effectiveness of the implementation cost saving of alternatives during the execution process of each case. After the verification process of actual case planning, estimation and construction, the conclusion of the study is as below: The structural engineering cost of case A which adopted the alternative plan compared to the original cost to cut about 29.198 million yuan, down 10.61%, case B which adopted the alternative plan to cut about 107.50 million yuan, down 14.65% . With the correct value engineering review of the structure cost, alternative plan is proposed and can meet the function, quality requirement of original planning and design principles specified in the contract. In addition to reducing the cost of project to achieve the purpose of obtaining reasonable profits, alternatives also can enhance the quality and the control of schedule of the project. Hope the conclusion of this study provide to the industry as a reference.
