摘要

由於大型公司越來越多，使得兩岸商辦市場的需求也日益升高。在比較兩岸商辦市場的發展，可以發現兩岸商辦市場的熱絡與降溫，走勢大致相同。美國次級房貸爆發前，兩岸商辦市場都呈現買方市場，不管是商辦價格、租金以及報酬率，都吸引投資者進駐。但自從美國次級房代爆發後，使得兩岸商辦市場都嚴重受挫。
在這種情況下，本研究想要了解究竟是台北市還是上海市，在未來商辦市場上發展較有前景、較能吸引投資者進駐。
本研究先使用商仲公司的季報作文獻分析，再加以商仲業者的深度訪談，最後整合兩者，歸納出哪一地在未來較具有競爭優勢。
結果發現，從季報來看，上海市的報酬率較高，另外，以商仲業者實際接觸兩岸商辦市場的經驗來看，他們也都認為上海市會比台北市較具有競爭優勢，在未來會較吸引投資者進駐。

But after the American secondary room loan generation erupts, causes Taiwan and China the development of business office market terrible defeat.
In this case, this research wish understood that which that Taipei city or Shanghai city business office market to develop has the prospect and to be able to attract the investor in the future.
First,uses trade intermediary company's quarterly report to make the literature analysis.Then performs depth interview with trade intermediary clerk.Finally conformity both discovering that which place have the competitive advantage in the future.
Trade intermediary company's quarterly report demonstration,Shanghai's return rate is higher than Taipei city,moreover, trade intermediary clerk also thought that Shanghai will have the competitive advantage compared to Taipei city,will attract the investor in the future.
