合作夥伴關係與合作績效關聯性之研究

摘要

本文研究的主要目的是分析物業管理公司的夥伴關係(信任、承諾、資訊分享)與合作績效之關聯性，並找出影響物業管理企業與合作夥伴合作績效的重要關鍵因素。本文研究對象為元景公寓大廈管理維護股份有限公司的合作夥伴(保全公司、清潔公司、設備維護公司)負責人/聯絡人，總共發出150份問卷，有效問卷為109份，透過敘述性統計、及結構方程模型(Structural Equation Modeling, SEM)中之偏最小平方估計法(Partial Least Square, PLS)，進行信度及效度分析，其主要研究結果如下：
1. 物業管理公司與夥伴關係的信任程度越好，雙方的承諾也越好
2. 物業管理公司與夥伴關係的信任程度越好，雙方的資訊分享也越好
3. 物業管理公司與夥伴關係的承諾程度對雙方的資訊分享無顯著影響
4. 物業管理公司與夥伴關係的信任程度對雙方的合作績效無顯著影響
5. 物業管理公司與夥伴關係的承諾程度越好，雙方的合作績效也越好
6. 物業管理公司與夥伴關係的資訊分享程度越好，雙方的合作績效也越好
7. 資訊分享與承諾為影響物業管理公司與夥伴關係合作績效的重要關鍵因素

Abstract:
The purpose of the study is to investigate the relationships between partnerships with cooperative performance on trust, commitment, and information sharing of the property management company. The study is also to find the critical key factors of the relationships.
The target participants in this study are in charge or liaisons of the partnerships of the Yuan-Jing Property Management Co., Ltd., including security, cleaning, and equipment maintenance service. Data was collected from 109 persons’ valid questionnaires after sending 150 questionnaires. Descriptive statistics, reliability, validity and partial least square from Structural Equation Modeling (SEM) methods were applied to examine the proposed research framework. After the empirical research, the major findings as follows

1. The trust of the property management company between partnership has a significantly positive effect on commitment of the both.
2. The trust of the property management company between partnership has a significantly positive effect on information sharing of the both.
3. The commitment of the property management company between partnership has no significant effect on information sharing of the both.
4. The trust of the property management company between partnership has no significant effect on cooperative performance of the both.
5. The commitment of the property management company between partnership has a significantly positive effect on cooperative performance of the both.
6. The information sharing of the property management company between partnership has a significantly positive effect on cooperative performance of the both.
7. The information sharing and commitment are the critical key factors that affect the cooperative performance of the property management company between partnership
