都市集合住宅綠建築技術應用研究-以『仁愛路集合住宅』為例

摘要


綠建築標章已成為國內對於該建築物是否具備生態、節能、減廢與健康的基本評估標準。然而自該規範推動以來,在市場上充斥著各式編著有關綠建築技術的書籍,以及如果要打造一棟具綠建築標章的集合住宅,可能需投入較多資金成本,諸如此類綠建築問題的存在,或許是導致國內每年建商較少申請綠建築標章的原因之一。為此,本文從實務案例探討,釐清國內目前集合住宅採用之綠建築技術種類,以及在建築成本上增加之比率。 本文在研究中,共蒐集九個集合住宅案例做為分析對象,從地下一層地上四層到地下二層地上十四層的案例皆有涵蓋,其大多屬於中高層集合住宅型態。從第三章探討這九個案例在綠化量指標、基地保水指標、日常節能指標、室內環境指標、水資源指標與污水及垃圾改善指標,其採用的綠建築技術手法,並加以分析歸納;在第四章以仁愛路集合住宅個案,進行綠建築技術與成本探討;並於第五章探討在合格級、銅級、銀級、黃金級與鑽石級時,每坪單價成本增加之比率,以及所可能應用的綠建築技術。 最後,藉由討論的方式獲使本文研究成果更為豐富,希望得以讓國內相關業者了解,在台灣建造綠建築標章的集合住宅在成本及與技術上之施行概況,以及後續相關研究議題。

The Green Building mark of Ecology、Energy Saving、Waste Reduction、Health for basic assessment standard in our country. But since the policy is promoted, there are books of every kinds of green building technology that is generally common. So, if make the set house marking the chapter in a green building, may need to invest more fund cost. Expensive factor, perhaps cause less green buildings to mark the reason why the chapter applies as for Taiwan every year. For this reason, this text is from the case discussion of the practice. Distinguish Taiwan and assemble the green technological kind of building adopted in house , and the rate increased on the construction cost analysis at present. This text collects nine set house cases to make for the analytic target altogether. The case all contains from case B2-14F of B1-4F, are mostly set house type attitudes on the middle and senior level. Probe into these nine cases from chapter three in Ecology , Energy Saving , Waste Reduction , Health, its green technological tactics of building adopted, and analyse that sums up . In " Renai Road " Apartment case in chapter four , carry on green building technology and cost analysis discussion. Probe into when qualified grade , copper grade , silver grade , gold grade and diamond magnitude on chapter five, the rate that the unit price cost of every level ground increases, and the green building technology that may use . Finally, by discussing that the way makes the research results more abundant, and hope to let the relevant persons who engage in at home understand , implement the cost of the green building and and overview of technology in Taiwan, and follow-up relevant research topic .
