BIM導入設施維護管理實務應用之探討

摘要


現階段建築物全生命週期中設備維護管理多採用竣工圖說、紙本表單記錄及簡易電子檔案進行建築物維護管理作業,但竣工圖說無法精確展現環境設施詳細三維資訊,紙本表單填寫有資料缺漏或毀損問題,簡易電子檔案無法即時提供進度資訊,如此不僅無法落實設施維護管理之理念,更可能造成設備功能失常及使用壽命降低,甚至發生危害狀況。 近年來建築資訊模型(Building Information Modeling, BIM)概念興起,由於BIM具有單一資料庫功能、攜帶資訊便利、3D視覺化、模擬化、分析及連結資訊以及整合效能等特性,特此提出針對現有設備管理導入BIM時之應用流程與模式,探討導入時可能面臨狀況,擬定相關導入機制包含初步導入規劃與準備、模型建置細部要求與流程及正式導入於設施維護管理可依據之機制等。藉由建築物內緊急照明燈為例,實際操作過程具體展現快速確認設備位置,透過行動裝置可直接輸入維護紀錄,同步更新管理端進度資訊,並可立即輸出相關報表,大幅提升檢修作業效率及品質,並且建立完備的設施維護管理流程與機制,擬定相關導入流程機制包含初步導入規劃與準備、模型建置細部要求與流程、正式導入於設施維護管理時可依據之機制,提升建築物設施使用價值及延長其壽命,期能有助於後續研究發展。

The maintenance and management of facilities is always been considered difficult and complicated work. The facility engineer usually using paper-based or information system to inspect facilities and record the information of maintenance work for facility management. These traditional way to maintain and manage facilities usually cause incomplete communication problems, missing and tampering of records. Furthermore, the large office and public buildings or communities always have numerous the same facilities, this situation always makes the inconvenient of facility managers, like data reentry problem, and also decrease the efficiency of operation in maintenance and management work of facilities. Building information modeling (BIM) is the latest concept and technology in building and construction engineering. The main function of BIM includes presenting and simulating a construction engineering by 3D model, and sharing the engineering information by 3D model which contained the information of engineering project. This study addresses application of facility management in the maintenance phase and proposes a BIM-based facility management mechanism and system for facility management. The proposed mechanism and system are then applied in selected case study in Taiwan to demonstrate the effectiveness of facility management practice. In the real case study, the emergency lights models in the system can be identify quickly and popup maintenance records with the selected the component of BIM model. The process of maintenance operations significantly increases the efficiency in facility management. The combined results demonstrate that, a proposed mechanism and system can be an effective visual facility management tool by utilizing the BIM approach.
