台灣地區法拍屋的市場逐年熱絡,因為法拍屋的拍定價往往會比一般市價來的低,其所衍生出來的高報酬,即為吸引投資者想進入此市場的主要原因。但由於法拍屋投資需要較豐富的專業知識與實務經驗累積,投資者才會有合理的投資報酬率。本研究由法拍屋相關文獻與專家群組所提出之實務經驗彙整,提出法拍屋投資時重要的決策因子分別為:拍賣底價、拍次、點交有無、建物面積、房屋狀況、車位有無及區位環境等七項。且藉由層級分析法與聯合分析的理論架構,提出一些法拍屋投資決策理念,以利法拍屋投資者或想購屋自住的法拍屋消費者於考慮購買法拍屋時,經初步篩選後,將可行性較高之方案,做有系統之評估排序,以為投資法拍屋時之決策參考。
It can be seen that the legal auction house transaction is also a real estate investment opportunity of business. Under the detachable market environment, the legal auction house’s premium auction price is usually lower than the market price. The higher rewards are derived from the legal auction house’s premium auction price. That is the main reason which the investors addict to this market. Furthermore, the legal auction house investment needs more specialized knowledge and accumulates the service experience, so the investors would have the reasonable investment reward rate.This study is arranged by the related theses of legal auction house and the reality experience integrations of expert institute. It proposed the factors as the law of legal auction house and dcisione making of investment respectively are as follows:reserve price, sequence in the auction, the court eviction order, building area, the status of this building, the parking space and the location environment. It also composed of the affiliation by AHP and Conjoint Analysis theory overhead construction and proposed some the decision-making ideas for legal auction house investment. Therefore, the legal auction house investors or consumers could consider after preliminary screening to take a feasible higher plan. Finally it could be the reference for the decision making of the legal auction house.
