退休後居住空間使用行為研究─以中原大學退休教職員為例

摘要

受到台灣社會高齡化與國人平均餘命延長的影響，退休成為現代人必經的人生課題，而在退休生涯規劃安排的幾項要素中，居住安排問題最為人所重視，但往往也是最難執行的一部分。在退休後生活型態的轉變下，原有居住空間將不符合改變後的需求，進而導致居住品質降低，於是原有居住空間將面臨調整之必要，然而直接藉由換屋行為來達到此目的者，則又受到本身經濟條件的限制，導致有實現的困難。在此狀況下，居住者如何就原有的居住空間，解決提升居住品質與符合居住需求，是値得深入探討的議題。

因此，本研究旨在探討退休者在退休後之居住空間使用行為以及對退休居住安排之相關課題，並且從退休角度切入，探討在退休之後，生活型態的轉變對於居住空間及居住安排方面的影響。本研究透過問卷調查以及深入訪談的方式了解退休者在經歷一段退休生活的適應過後，其所發展出不同以往的生活型態下，在居住空間方面反應出何種問題，以及退休者對於居住空間的使用行為、態度以及對居住空間的需求與期望。

在本研究之問卷調查分析發現，影響退休居住問題的主要因素有年齡、經濟狀況、居住型態以及居住安排四項因子；而經過深入訪談後發現，退休教職員本身之年齡、人格特質以及退休生活安排等因素，對於退休教職員在退休居住相關問題上有極大的關係，而進一步歸納結論得到以下結論：

一、退休生活型態的轉變，不會對居住滿意度產生明顯影響。
二、退休生活型態的轉變，不會使退休教職員對原有居住空間產生使用上的差異。
三、退休教職員對於退休居住需求，與目前實際居住安排有差異。

The affects by which the Taiwan society advanced age and the people extend the age in average, the retirement becomes the life topic which the modern people must face. In the retired plan arrangement several essential factors, people take the housing arrangement the most seriously. Nevertheless it is often most difficult part to carry out. After the retirement under the life condition transformation, the original housing space would not conform to the new requests. Then it would cause to lower of the housing quality. Therefore, the original housing space would face necessity of the adjustment. However, there is only the minor percentage to trade houses because of the economical consideration. Under this condition, how the residents use the original housing space which increasing the quality of living and fit the requirements becomes the valuable thoroughly subject to discuss.

Therefore, this research by the domestic correlation literature and the research paper, thoroughly discusses the retired life condition transformation and relations the housing space use behavior, and take Chung Yuan Christian University retirement faculties as the research object. Through the survey and the methodically conversations understands the retirement after a period of retired lives the adaptation, they develop the different life conditions to respond and what kind of question in the housing space aspect? As well as the retirement regarding the manners of how to use the housing space, the attitudes and expectations and needs of living space.

Through the survey analysis, the main reasons which would affect the retired housing are the age, the economical condition, the housing factor and the condition housing arrangement and so on. However, thorough the systematically conversations, the age of retired faculties, personality, and retirement arrangements for daily life, has the enormous relations regarding the retired teachers and administrators in the retired housing correlation. It also has affected the retired faculties to arrange and plan their retirements at present and in the future.
