校外租屋對於許多大學生而言,是首次離開家園,獨自在社會中生活的第一次經驗,也是學習獨立自主和社會發展的開始,如何讓學生在良好的居住環境中專心向學,是培養台灣未來競爭力的重要關鍵。因此,本研究以「期望」-「失驗」的觀點,套入「整合性顧客滿意評量觀念化模式」來探討國立高雄餐旅學院學生校外租屋滿意度,目的在找出學生校外租屋滿意度的影響因素,並探討影響因素對租屋滿意度的影響效果,以及比較學生在租屋前、後的期望落差與不同學生背景特質在影響因素及租屋滿意度上的差異。 本研究以實證研究的方式,使用立意抽樣方法進行實地問卷發放,總共回收有效問卷213份。經由因素分析將租屋滿意度的影響因素分為「服務形象」、「管理維護」、「環境設備」、「經濟效益」、「居住安全」與「鄰居素質」等六個構面。根據研究結果顯示,學生對於校外租屋品質的事前期望均高於事後的評價;在影響因素方面,「服務形象」、「管理維護」及「環境設備」對「整體滿意度」、「推薦傾向」及「續住意願」皆有顯著影響;「經濟效益」對「整體滿意度」及「推薦傾向」有顯著影響;「鄰居素質」對「整體滿意度」也有顯著之影響效果。
Searching for Off-campus housing has long been a task for many college and university students who are away from home and practicing to be independent the first time. It has been noted that this issue has great influences on students’ academic life and key element of their abilities for competition. This study was conducted based on the theory of expectation-disappointment, and utilized “integrated customer satisfaction evaluation conceptual model” to investigate students’ satisfaction toward the off-campus housing quality using Koahsiung Hospitality College as an example. Factors which affected the satisfaction were also discussed. Purposive sampling was employed in this empirical study for surveying, six dimensions included “imaging of service”, “management and maintenance”, “household equipments”, “economic benefits”, “security and safety”, and “qualities of neighborhood”. According to the results, “imaging of service”, “management and maintenance”, and “household equipments” had significant effects on “tendency to recommend”, “willingfulness for re-newing lease”, and “overall satisfaction”. “Economic benefits” had significant effects on “tendency to recommend” and “overall satisfaction”. “Qualities of neighbor” also had significant effect on “overall satisfaction”.
