本文嘗試從居住者(人)、住戶(家庭)、空間(宅)三者相互交織的觀點,在知識性的層次,應用經濟效益與社會心理層面之雙元性,在研究方法層次,兼有描述性及解釋性面向,並且在資料蒐集及分析方法上,併用量化方法及質化方法,以形成研究策略。 研究旨在探討處於不同居住階段之住戶,影響其選擇居住遷移與住宅改善之因素,對行為類型做有系統的分類,闡述其對應策略,並解釋其行為特徵及意義。資料採用內政部建築研究所(2003)台灣地區92年第3季購屋動向調查資料,以羅輯特(logit)模型及迴歸模型進行實證估計,並輔以非機率抽樣之雪球抽樣法訪談個案。 研究發現,預期遷移者意向受到有形的經濟效益、與無形的家庭與人際關係共同影響,形塑住戶的價值觀並形成決策。當住戶歷經時間向度的變化,受到住宅及市場向度、家庭緊密向度、及人際關係向度三者之影響下,會為了改變家庭及社會關係、提升居住環境,或是被動的因應重大生命事件而選擇遷移,若住戶企圖鞏固原居住地之社會關係,則選擇留在現宅進行微幅改善。其次,完成遷移階段的住戶,仍需要改善新居來補充遷移調整的不足。影響其支出的因素,除了增進經濟效益,並透過改善住宅滿足社會表達偏好,以強化在新居的人際關係滿意程度。
In housing adjustment behavior, does the preference of social group-self relationship exist? If it does, how the deliberation of such reasonable context can be connected? This article will integrate the preference formation model for economic and social aspects, and review the behavior features of individual for pending relocation. As indicated from the study, the impact of social group-self relationship is no less than the reasonable aspect of individual economy, while factors as location recognition, social support, and family culture will help shape the intangible housing value, and are likely to facilitate or check intention of household for anticipated removal. Furthermore, It has long been regarded by household Expenditure Disequilibrium theory that moving is a major means of achieving equilibrium, while improvement a minor adjustment. However, nearly 80% of those who buy a new home in Taiwan will improve their house at the time when they move. The average expense for such improvement usually equal to approximately 10% of the house price they spent. This paper bases method of empirical research to analyzes the role and importance of the improvement activity in the process of housing space evolution. This article will integrate the preference formation model for economic and social aspects, and review the behavior features of individual for pending relocation. Furthermore, we try to explore factors and significances affecting recent movers’ improvement expenses characteristics of preference for home improvement behavior of them.
