摘要 由於經濟成長與人口快速集中於市中心地區,台北地區地狹人稠的現象越來越明顯,對於建物需求數量亦明顯增加,許多中低樓層住宅與屋齡老舊之建築物逐漸被拆除且取代,以致於對高樓層建物之量體需求與數量增加。然而,隨著時間演變以及人們對於住宅從注重「量」的需求轉為重視「質」的要求,早期沿艋舺發展之地區環境窳陋問題開始不斷衍生,導致人口逐漸向西移動至市中心。有鑑於此,政府透過都市更新手法進行建築物整建或新建,期望改善環境品質與增加公共設施,舒緩市中心地區人口密度過高之趨勢,根據都更處資料統計發現,政府劃定的都市更新地區其占比最高在於舊城區;民間自行劃定之更新單元占比以市場增值性較高之市中心地區或外緣地區居多,此外,研究發現都市人口發展有逐漸向外擴張之趨勢。 綜觀上述,故本文欲了解影響目前公部門與私部門辦理都市更新區位潛在因素為何,以里為單位,藉由空間自我相關分析了解目前台北地區都市更新地區之空間布局狀況深入探討台北地區都市再發展之趨勢及空間區位間相關性。 關鍵字:都市更新、更新地區、更新單元、空間自我相關、空間分析
Abstract Because the economic growth and the population concentrate fast in the town center area, the demand for the number of buildings has increased significantly, and many low-floor housing and older building were gradually removed replaced, causes the quantity of building to appear. Owing to the early development of the region along the Monga had bad environmental , the population began to move to the city center. There in view of this, the government approach to urban renewal through renovation or new building, expected to improve the environmental quality and to increase public facilities, high population density in the downtown area to relieve the trend, according to statistics that are more at Government designated urban renewal the highest proportion of its area is old Town; civil unit of accounting for self-designate of the update to the market value of the higher regions of the outer edge of the downtown area, or mostly, in addition, the study found a gradual development of the urban population trend of outward expansion. According to the aforementioned, this article focus on location factors of urban renewal between the public sector and private sector potential, and to where as a unit, the urban renewal issues are gradually spreading to development in Taipei City and the location in spatial correlation, in order to realize the changing of the spatial characteristics .
